According to the TMHA, “Manufactured home shipments for October crested the 1,500 homes mark for the first time since October of last year. There was an increase in production days over September and both single-section and multi-section homes saw increases over last month.”
As longtime readers know, Texas is the top state in the nation for both HUD Code production and manufactured home shipments. So, the dip in Texas is a problematic indicator.
Texas data doesn’t break down how many of the shipments are going to land-lease communities. The increases in occupancy is a signal for a future ‘wall’ that shipments and thus production will hit, sooner or later.
Those homes going into land-lease are often single-sections, because when the goal is ‘to get the site rent meter rolling again’ singles work as well as a multi-section for a lower total cost.
