Pilate asked Jesus, per the New Testament, “What is truth?” That is a reminder that for thousands of years, individuals and groups manipulated or even controlled others by controlling their understanding of what is reality or true. Grasping what is real or true are reasons why facts and evidence matter. The headline topics, starting below with insights from J.P. Morgan Chase’s Jamie Dimon, will be explored through a series of cited third party statements that are organized and provided in this report with news analysis. The thrust of this report will provide a snapshot of what is occurring in manufactured housing, and more broadly, in other aspects of American society too.  While a rival publication, which will be cited below, periodically provides their arguably faux insights on the state of the manufactured housing industry, this report will reveal information that they and the Manufactured Housing Institute (MHI) simple do not address. For instance, an email from right-leaning Newsmax on 8.22.2024 cited information previously reported by left-leaning CNN.

1) Per that CNN report was the following.

The stock market is shrinking and Jamie Dimon is worried

 

The number of publicly traded companies in the United States is shrinking. Jamie Dimon, one of the world’s most influential business leaders, is worried.

At their peak in 1996, there were 7,300 publicly traded companies in the US. Today there are about 4,300.

It’s not that America has 40% fewer companies than it did 30 years ago, it’s that companies are increasingly staying private, largely outside the scrutiny of the public eye.

“The total should have grown dramatically, not shrunk,” wrote Dimon, CEO of JPMorgan Chase, in his annual shareholder letter on Monday.

The PE boom: The shrinking public market has private equity to blame — funds that pool money from investors to acquire or invest in companies.

When a PE fund buys a public company, it takes that company private. When it buys a company that isn’t yet public, it is kept that way. That means these funds have complete control over their companies and can encourage them to boost their profits as quickly as possible for a quick sale later down the line.

The number of private companies in the US backed by PE firms has grown from 1,900 to 11,200 over the last two decades, according to JPMorgan data.

 

2) Manufactured housing, as in the case of other industries and professions, has a mix of private equity and publicly traded firms. The Newsmax marketing email that cited several of those same points by Dimon, also said the following, with some apparent hyperbole to make their point.

Private equity firms and billionaires have found a way to seize the riches of Wall Street all for themselves…

This shrinking market is robbing regular Americans like you of the opportunity to build wealth and retire comfortably.

You can’t afford to let the large institutional investors rob you of the American Dream.

Hyperbole or not, Dimon’s argument and those observations by Newsmax made important points. Those points can, should, and will be applied to the manufactured housing industry during the course of the analysis portion of this report further below.

 

3) Someone can disagree with the politics and policies of the Biden-Harris (D) White House but can still agree with the thrust of these evidence-supported remarks from their Promoting Competition in the American Economy.

…For decades, corporate consolidation has been accelerating. In over 75% of U.S. industries, a smaller number of large companies now control more of the business than they did twenty years ago. This is true across healthcare, financial services, agriculture and more.

That lack of competition drives up prices for consumers. As fewer large players have controlled more of the market, mark-ups (charges over cost) have tripled.  Families are paying higher prices for necessities—things like prescription drugs, hearing aids, and internet service.

Barriers to competition are also driving down wages for workers. When there are only a few employers in town, workers have less opportunity to bargain for a higher wage and to demand dignity and respect in the workplace. In fact, research shows that industry consolidation is decreasing advertised wages by as much as 17%Tens of millions of Americans—including those working in construction and retail—are required to sign non-compete agreements as a condition of getting a job, which makes it harder for them to switch to better-paying options.

In total, higher prices and lower wages caused by lack of competition are now estimated to cost the median American household $5,000 per year

 

4) With the above insights from Dimon, CNN, Newsmax and the Biden-Harris White House Fact Sheet on Competition in mind, a check of the Manufactured Housing Institute (MHI) on this date for the following terms revealed no results.

  • Consolidation.
  • Fractured Industry.
  • Mergers and Acquistions.
  • Moat.
  • Oligopoly.

 

5) Yet, several of their own prominent member brands have used those very terms in their investor relations presentations, during the course of interviews, published statements, and earnings calls. Meaning, some of the statements and terms that their members use are curiously missing from the MHI website. That Arlington, VA based trade association that sits across the Potomoc River from Washington, D.C. and boldly claims on their home page that they provide the information needed by industry professionals to grow their business. Seriously?

 

6) Note that it doesn’t matter if Dimon is posturing or not for the purpose of this analysis. It is the information itself that is relevant. Dimon has self-identified as a Democrat, although he has more recently said that he is ‘barely a Democrat.’

To tease what these various insights from a range of cited sources will demonstrate, here is but one takeaway.

 

7) The manufactured home industry in the 21st century has been demonstrably shrinking from its size and production achievements attained in the mid-to-late 1990s.

 

8) There has been a more or less steady process of industry consolidation that has been underway for some two decades. The numbers of producers, street retailers, and community operators are all significantly reduced (see Part II).

Literally thousands of firms, some of which had performed well for decades, were wiped out in the 21st century collapse of the manufactured housing industry.

 

9) Vexingly, the evidence-based case can be made that MHI and most other trade media or trade associations associated with MHI, often entirely fail to make these same well evidenced points, or the do so in a fashion that distracts from the realities and authentic trends. Outside of MHARR, MHLivingNews, and MHProNews fail to clearly and consistently state what is occurring in the manufactured home industry.

 

10) There is a case to be made that what rival trade publishers or bloggers in that MHI orbit often do disclose is use problematic speech, as in using doublespeak, doublethink, paltering, deception and misdirection, “true lies” and thus often obscured agendas.

Thousands of once independent and businesses that previously enjoyed years of success no longer exist (again, see Part II, which will include information from MHI and MHI members).

 

11) If you are in business, an investor in one, a manager that perhaps hoped to become an entrepreneur someday and honestly aspired to the American Dream, that dream is becoming the illusion and ‘rigged game’ that the late comic George Carlin claimed.

With that preface, let’s dive into third-party insights in Part I.

 

Part I – Manufactured Housing Industry Information from Sources as Cited

1) In a marketing email from Marcus and Millichap (MMI) was the following. Note that this information is not being shared as a plug for MMI, nor for this portfolio of properties. Rather, it is to explore the insights that this and prior MMI provided insights reveal. These are pull quotes from their email.

Subject: Prime Investment Opportunity | 30 MHC Portfolio

We are excited to present a unique investment opportunity to acquire a portfolio of 30 manufactured housing communities strategically located across Indiana, Ohio, Kentucky, North Carolina, South Carolina, Georgia, Louisiana, and Texas. This extensive portfolio comprises 3,389 sites with an 82% occupancy rate and approximately 598 park-owned homes (573 in place and 25 new in 2024).

Key Investment Highlights:

  • Diverse Geographic Spread: The communities are spread across eight states, providing geographic diversification that mitigates regional market risks and leverages different economic strengths.
  • Significant Scale: The portfolio’s 3,389 sites offer substantial scale, enabling economies of scale in management and operations, enhancing the overall investment’s stability and potential for growth.
  • Strong Occupancy Rate: With an 82% occupancy rate, the communities are well-established with a solid resident base, ensuring immediate and steady rental income. There is also room for increasing occupancy, presenting a value-add opportunity.
  • Limited Park-Owned Homes: Only approximately 598 of the homes are park-owned, with a substantial amount being brand new. This reduces maintenance responsibilities and costs associated with owning and managing a large number of homes. It also allows for potential conversion to tenant-owned homes, further increasing cash flow and decreasing operational expenses.

This portfolio offers a compelling opportunity to invest in a diverse, scalable, and income-generating asset class. With immediate cash flow, value-add potential, and geographic diversification, this investment aligns well with strategies aimed at long-term growth and income stability in the affordable housing market.

2) About a week ago, Valley News had a headline that said:

It’s borderline criminal‘ – Manufactured housing was an affordable homeownership option.

Note that they said manufactured housing affordability is in the past tense, it “was an affordable homeownership option.” Allsides, the Lincoln Institute for Land Policy, ROC USA, the Concord Monitor News and others also said (bold emphasis added).

This obviously ties into issues cited in the preface and which will be elaborated on in Part II.

The article tells the story of Edmund McGahey, a 74-year-old Vietnam Veteran, who is planning to pack up his U-Haul at the end of the month. McGehey reportedly bought a multi-section manufactured home in a 55-plus community in New Hampshire “as an affordable place to retire when bought the home in May of last year for $80,000.”

When he first looked at the property, the rent for the lot of land beneath the home was $528 per month. By the time his loan was approved and he moved in, it increased to $829. As of July 1, rent on the plot was up to $965, and when a prospective buyer looked into making an offer on the house, the property manager said the new monthly fee would soon grow to over $1,000. …

After an out-of-state investor, Oakshire Capital, purchased the park in 2021, rent increases soon followed.

With a $1,050 monthly mortgage, the rent practically doubles McGahey’s bills.

“Bottom line is I have to move, but I am caught between a rock and a hard spot,” he said. “My credit is going to be totally destroyed. It was a very hard decision to make, but I have to do what’s best for me.”

Other residents in the park have hired a lawyer to contest the rent increases. Median home sale prices in New Hampshire recently hit $500,000 and rental vacancy rates remain below 1 percent statewide. With this landscape, they fear they have nowhere else to go.

Meanwhile, McGahey said he has no choice but to walk away.

“He’s holding me hostage here because I cannot sell my house and I have to get out of here,” McGahey said. “I never thought I’d be in this kind of predicament where I’m just going to turn the house back over to the bank. I just can’t do it. The stress alone is enough to drive anybody crazy.”

‘Not a good situation’

When McGahey moved into his three-bedroom, two-bathroom double-wide home, he replaced the old carpets, put a fresh coat of paint on the walls and spruced up the landscaping.

He hung a framed photo of him and his late wife, Ann, above a small table in the living room. In the drawer, McGahey saved bills and notices from the park. The latest notice from the property manager – Matt Dennehy, who did not return requests for comment in this story – warned that monthly fees were increasing to $965 beginning July 1. It still had the blue masking tape used to stick it to his door.

The trend of investor interest in these parks began in 2015, according to George McCarthy, the president and CEO of the Lincoln Institute of Land Policy, a nonprofit that looks at trends nationwide. Since then, about 30 percent of manufactured housing sites across the country have changed hands to investors looking to turn a profit.

“Manufactured housing communities are considered to be the best-performing reach in the real estate investment trust sector,” he said. “So there’s been a lot of capital flowing in that direction, unfortunately for people who live in manufactured housing parks.”

In 2021, the 5.8-acre Great Brook Village was sold to Oakshire Capital for $4.2 million. …

4) About 6 years ago, MHI’s National Communities Council (NCC) division did a press releases on what was a de facto reflection of the consolidation trend in the manufactured home industry. But when MHProNews began to report on those consolidations – perhaps coincidentally, perhaps deliberately – MHI-NCC stopped issuing such reports. The following was uploaded by MHProNews on April 24, 2018. Note that it says the list will be updated annually in the footnotes, which it has been since 2015. But no such publicly available list is available since the one below.

5) From a 2017 press release by MHI’s NCC division was the following.

In its third year, this list is released as a highlight of the NCC Spring Forum, a daylong seminar focusing on manufactured home community owners and operators. The event is held in conjunction with MHI’s annual Congress and Expo for Manufactured and Modular Housing in Las Vegas.

These 50 organizations have a total of 713,169 home sites with portfolios ranging in size from more than 80,000 sites to just under 4,000.

“While the large operators continue to grow, we are also seeing growth through acquisition across all sizes of portfolios,” said Jenny Hodge, VP of Research and Market Analysis for MHI.  “These owners take pride in their professionally-managed communities. Some communities have resort-style amenities and others are more standard with a community center and playground.”

Other interesting facts are that 29 of the 50 companies are MHI members, 14 are headquartered in Calif., eight are in the greater metro Detroit area, seven are in lll., four are in Colo., two are in Fla., and most of the owner/operators have communities in more than one state.

According to Jenny (Jennifer?) Hodge‘s LinkedIn profile.

But Hodge has become one of MHI’s “unpersons” relegated to the MHI memory hole. Hodge was once thought of as a rising star in manufactured housing, but per sources, had certain disagreements with Richard “Dick” Jennison and Lesli Gooch. How that may have contributed to her exit is unclear. But along with several prior MHI presidents, CEOs, VPs and others she has apparently been scrubbed from the public side of the MHI website. Hodge was technically a VP for the National Communities Council (NCC) division of MHI. Ironically, per an interview linked here, Hodge believed in accurate data.

Good marketing always starts with good data. How do you design an advertising campaign if you don’t have the relevant information – for your target audience or to measure results? My marketing background includes both strategic marketing (with research and planning functions) as well as managing creative campaigns.

I have Bachelors of Science degree in Finance from George Mason University with a concentration in real estate finance. I was a licensed Realtor and sold real estate to pay my tuition. It was a great experience and was the first of many unique opportunities in my career.

What happened to that claimed thinking about the importance of accurate data at MHI and MHI “endorsed” MHVillage, which in turn publishes MHInsider? Each has repeatedly misrepresented for years, for example, the data regarding the numbers of manufactured home communities.

It is worth mentioning that not only has Hodge been eliminated from the MHI website but so have former vice presidents Danny Ghorbani, and Lois Starkey. Ghorbani, after leaving MHI, became an RV MH Hall of Fame inductee, arguably before MHI’s influence over the organization grew to dominance. He went on to be the founding president and CEO of MHARR. Chris Stinebert, Gail Cardwell, Thayer Long are also on the MHI unperson list.

7) MHLivingNews reported on remarks by Sun Communities CEO Gary Shiffman who indicated how the Biden-Harris administration was driving exits from the land-lease manufactured home communities’ (MHCs) sector, which in turn provided a pipeline of acquisitions for consolidators like his firm. Note that MHLivingNews posited that as a threat to residents in numerous communities. In hindsight, that is precisely what has occurred since that article was published on 5.7.2021. In no particular order of importance are the following observations, facts, and evidence.

1) Per left-leaning Google’s AI powered Gemini says that it could not find specific data on how many communities have been closed. Left-leaning Bing’s AI powered Bing said similarly. Among the points Gemini shared included the following.

While an exact number of land-lease community closures specifically for redevelopment or other purposes since 2000 is not readily available, here’s some insight into the dynamics at play:

Factors Contributing to Closures:

  • Redevelopment: Prime locations of mobile home parks can be attractive to developers for projects like apartments, retail, or commercial buildings, leading to redevelopment.
  • Natural Disasters: Hurricanes, floods, and other natural disasters can cause significant damage to mobile home parks, making them difficult or uneconomical to rebuild.
  • Economic Downturn: Recessions can impact occupancy rates and financial viability, leading to some park closures.
  • Aging Infrastructure: Older parks may require substantial investments in repairs and maintenance, which can become unsustainable.

Data Limitations:

  • Comprehensive Tracking: There isn’t always a central authority tracking and reporting all mobile home park closures nationwide. Data may be fragmented across local governments, industry associations, and individual park owners.

2) Some estimates that have been seen have been 5000 MHC and/or ‘mobile home park’ closures (MOL).  What seems clear, based on known data, is that there have been more closures than there have been new communities opened and developed.

6) As was noted in Part I, MHI has been eliminating certain information, people, and names from their website. Among the apparently deleted items from their website is their previously published top 50 community operators list. Top 50 community operator lists, per MHI, have been archived by MHProNews. The years in our archives are as shown below.

Equity LifeStyle Properties (ELS) owned Datacomp/MHVillage/MHInsider have asserted that there about 43,000 MHCs and some 4.3 million total homesites.  That’s problematic on several levels, because ELS itself previously said in a company document that there are some 50,000 MHCs in the U.S., which is similar to the figure that FEMA and the Lincoln Institute have cited.  Per the media sources cited in Part I above, McCarthy has said that 30 percent of the pads (a.k.a.: homesites, lots) in MHCs have changed hands since 2015. If there are about 4.4 million land-lease home sites, and 30 percent have changed hands, then that would be about 1,320,000 home sites that have potentially moved from mom-and-pop (independent) ownership into the hands of so-called portfolio operators a.k.a. consolidators.

 

7) Has solid data lost its relevance in marketing? Or is that just an MHI-insiders related thing? Recall above the quote below from Jenny Hodge.

Yes, good data is important for good marketing because it helps marketers make informed decisions, personalize messaging, and target the right audience. Data-driven marketing uses real-time data and analytics to inform decision-making. This can lead to better results, such as increased sales, higher engagement rates, and better ROI.

Which begs the question. Why is MHI, and several MHI related bloggers and trade media so problematic (as in hit and miss) on their data?
8) Manufactured housing declined sharply since 1998. Some have tried to make the argument that it was bad loans that made those hey-days possible. Pardon me? Doesn’t that same argument work for conventional housing in the run-up to the 2008 housing-mortgage-financial meltdown? The industry fixed its bad lending practices well over a decade ago. In a sense, it had no choice.  Marty Lavin said as much in a video interview, posted below.

 

9) MHInsider recently claimed that:

There are an estimated 4.3 million manufactured home sites in the United States. Approximately 57 percent of new manufactured homes are placed in a community. The U.S. has approximately 43,000 manufactured home communities

The 43,000 MHCs has been repeatedly debunked. MHInsider could say that their sister brands, MHVillage/Datacomp, have a list of about 43,000 communities that may have 4.3 million sites.  But that’s not what they said.

Based on the FEMA/Lincoln Institute data that there are some 50,000 MHCs, and that there are about 4.4 million home sites, with some 94.6 percent average occupancy rate (per MMI “Overall lot vacancy sat at 5.4 percent entering 2024”) that would mean that there are about 237,600 vacant home sites nationally. Some communities have more that 5.4 percent vacancies (see Part I or some examples from UMH Properties) while others obviously have less. If roughly 50 percent of production is going into land-lease communities (MHCs), that means that if there are only about 100,000 average shipments per year for the next 5 years, the industry’s existing communities would be filled in about 5 years or less.

That means that if development of new communities doesn’t take off, and if zoning/placement hurdles aren’t overcome, then the industry is facing yet another sharp decline in the next few years. Keep the following remarks from prominent MHI members Sun Communities (SUI), UMH Properties, and “Frank and Dave” in mind.

10) Unless the industry, and/or potential new blood entering the industry, addresses this zoning/placement/development hurdles, the industry is going to ‘hit a wall’ on production. This is simply a matter of math. As noted, if half of the production is going into MHCs, and the industry has about 237,600 total vacancies nationwide, and if production is about 100,000 a year, then in less than 5 years, there will be a national downturn. It can obviously happen faster in areas that already have higher occupancy in MHCs, slower in areas that have lower occupancy. Let’s note for new readers that it is our publication’s view that several MHI companies are ‘insiders’ that are consolidation focused to the point that they de facto if not openly oppose robust development.  Other MHI members may or may not do acquisitions, but if they do, they do so in a manner that doesn’t harm the market. At MHI, members Legacy and UMH appear to follow into the second category, they are not what some mainstream media, residents, and others have called ‘predatory.’

a) In the preface we noted that JP Morgan’s Chase’s Jaime Dimon pointed out that the number of publicly traded firms have dropped by some 40 percent since 1996.

b) The Biden-Harris White House fact sheet on consolidation has said that some 75 percent of all professions have been consolidating.  That consolidation pattern’s impacts wages by about 17 percent (lower than it would otherwise be) and costs the average family $5000 per household.

e) The number of plants (a.k.a.: factories, production centers), street retailers, communities are all down. Of course, manufactured housing production is down. But MHI, and MHI insiders, are demonstrably not doing what they should be doing in order to allow the industry to grow. MHI leaders may say the right things, but then they fail to do the right things. When MHI leaders remarks, are compared to the remarks of some of their key members, it is apparent that the two positions can’t be logically reconciled. 21) Antitrust civil action against multiple MHI members have increased. Per a source to MHProNews, a resident group is going to press for governmental antitrust action against one (perhaps more) MHI member firms with public officials. Time will tell how that goes, stay tuned.

 

22) The late Senator William Proxmire (WI-D) said there are no coincidences and follow the money trail. MHProNews has done that for the better part of a decade. We have freely admitted that for a time, we had not identified what is occurring at MHI and their insider brands. But as the evidence has been examined, it is difficult to miss. 23) What these parties don’t openly say is this. Throttling (limiting) production has obvious risks. True, if a community operator drives out residents like in the story in Part I, even if houses don’t sell, they can turn abandoned units into rentals. But there are limits to how much public officials and the public will tolerate. Google was once rather well thought of, but more recently, their reputation has arguably been slipping. A large part of the population dislikes Google, just like a sizable part of the population dislikes what is occurring with predatory brands in manufactured housing. There are also the risks that drove Richard “Dick” Klarchek out of business in a flurry of legal woes. Some say that could not happen in MHVille again. But that isn’t the lesson of history, is it?
