Following a story that MHProNews last reported June 20, 2015 regarding UMH Properties, Inc.’s long-time plan to build either a manufactured or modular home community on 106 acres it owns in the Village of Coxsackie, New York, while UMH (NYSE:UMH) wants to move forward with the project, the village is prohibited from adding any new sewer connections by the state’s Department of Environmental Conservation (DEC).
The most recent plan calls for 161 all-age manufactured homes with a 3,000 square-foot clubhouse and swimming pool, an area set aside for wetlands and 18.45 acres for recreational use, according to thedailymail.
Although a manufactured home community is permissible under current zoning regulations, UMH President Sam Landy told the village board UMH could build either a modular or manufactured home community, and the housing would be of high quality either way.
Engineer Greg Upsprung, representing UMH, said, “UMH is willing and would like to work with the village to solve those sewer problems and create the capacity that would be needed. We understand this would take several years, so this project would be undertaken in several phases. As additional capacity is created, we would move on to the next phase of construction.” He added the project would be a tax benefit to the village and to the school district.
Mayor Mark Evans said the village has a new water filtration system and has upgraded the sewer collection system, but the sewer plant is 43 years-old and would need expensive work to accommodate an additional community of homes, something he does not anticipate happening before for several years.
Village Attorney Jason Shaw suggested UMH meet with the village engineering firm, Delaware Engineering, and discuss possible options.
He said, “Move forward with getting the capacity. That is what you need to do. It’s that simple. It’s not about how nice the houses are.”
Landy responded he would meet with the engineering firm to discuss capacity issues. ##
