SeattlePI reports green builder Sloan Ritchie of Cascade Built unveiled their latest single-family home project. It is the billed as one of Seattle’s first modern prefab modular LEED Platinum homes. In the the heart of Seattle’s Madison Valley neighborhood, and next door to the company’s acclaimed “Alley House” built in 2008, this project will be dubbed the Alley House 2 for its location on another postage-stamp sized infill lot accessible by alley. “We live in a desirable city where population growth is expected for years to come. Accommodating this growth means building on in-city lots where the focus on space is about quality, not quantity” says Sloan Ritchie. Designed by award-winning architect David Foster, the Alley House 2 will be prefabricated in modular components by Seattle-based Method Homes in their local production facility. Alley House 2 targets LEED for Homes Platinum certification, the highest certification possible. LEED means Leadership in Energy & Environmental Design, as established by the United States Green Building Council. Cascade Built chose a modular build for its 2 month shorter building time frame and the reduction in waste material to less than 5%. The prefab build also means the house will be constructed in a closed environment where exposure to elements such as rain do not exist. Alley House 2 will have 1,697 square feet of living space, including 3 bedrooms, and 2 bathrooms, as well as the potential to convert the lower level (including fully conditioned garage) into an Accessory Dwelling Unit. The dates for craning-in of the prefab modules will be publicly announced in October 2011.
