Inquiring minds, as the saying goes, want to know. Thinkers and doers want facts, evidence, and common-sense expert analysis. Despite favorable legislation enacted by Congress some 16+ and 23+ years ago, the manufactured housing industry is struggling during an affordable housing crisis. Despite tens of millions of Americans struggling or scrimping to make their mortgage or rental housing payments, manufactured housing is only operating at less than 25 percent of its last high in 1998. With more than half a day to go, April 2024 has already set records for the past 12 months. What follows is a kind of readers’ choice for manufactured housing professionals, public officials, investors and others who find the content here on MHProNews so important that they have made this the apparent runaway #1 trade media platform in the manufactured housing industry, year after year.

The Manufactured Housing Institute (MHI) has made numbers of big claims for years. But where is the performance that matches the tall talk?

“To overcome the industry’s zoning and consumer financing woes, this so-called post-production representation [i.e.: MHI] needs to do more than hold meetings, issue talking points, engage in “photo ops,” or publish newsletters full of braggadocio and boasts, but bereft of any tangible results.” So said ex-MHI Vice President and the founding president and CEO of the Manufactured Housing Association for Regulatory Reform (MHARR) Danny Ghorbani as part of his comments to MHProNews. MHARR’s current president and CEO, Mark Weiss, J.D., has had plenty to say about MHI’s performance and behavior too. There are pages of articles on the MHARR website that address issues related to the post-production sector of the industry that MHI claims to represent.  Among the top articles for April 2024 include remarks by a higher profile MHI member that bluntly said that professional blames MHI for the industry’s low level of production.

Apparently, inquiring minds want to know more so they can begin to consider the how and why needed to navigate the manufactured housing industry’s challenges, be they internal or external.

Part I of this report will include the Top 30. Notice that while numbers of them are new this month, or are fairly recent, others date back several months or a year or more. Industry professionals and researchers are finding the content they are looking for here on MHProNews and/or on our MHLivingNews sister site. More about MHLivingNews in Part II below.

In Part II of this report, note that an editor for a mainstream news publication graciously trimmed an op-ed provided to them by this writer for MHProNews that was published earlier today. It was already being picked up by Google News and others. It makes the case that only HUD Code manufactured homes have the proven track record for solving the affordable housing crisis. That’s the second op-ed in about 2 months. More on the significance of that further below.

Note that while others in the MHI camp are publishing what has been called “fluff,” the variety of depth of the reports that follow defy the stereotypes of what readers supposedly want today. More on that in Part II. Part III is the Daily Business News market report.

Part II – Additional Information with More MHProNews Analysis and Commentary

2) During a well-documented affordable housing crisis, it should be apparent to a well-informed manufactured housing professional that something has gone very wrong for and within our industry. Editorially musing, imagine five years from now an industry building 500,000 or more new HUD Code manufactured homes annually nationwide. That’s quite achievable as the prior president and CEO of the Manufactured Housing Institute (MHI) said in a video recorded statement. So, if the industry five years from now produced half a million or more HUD Code manufactured homes, some newcomers to the industry looking back to this date on the last day of April 2024 might wonder. Why did the manufactured housing industry fail to take certain apparently needed actions sooner?

That’s a multi-billion-dollar question.

4) There is an evidence-based case to be made that those in the MHI orbit routinely fail to show production graphics like the one above. It is as if the powers that be behind MHI want the industry’s professionals, and perhaps investors, to not realize or recall that in the late 1990s manufactured housing was a much higher percentage of conventional housing starts. And that manufactured housing sold over 4 times as many homes then as now. Manufactured housing’s leaders can’t be this inept. Meaning, there are evidence-based reasons to believe that manufactured housing industry leaders are deliberately keeping the industry at low ebb. See #17 above as one of the evidence-based examples.  See #3 for another, but there are more examples above.

MHI leaders say they want growth. They say they are trying to get better regulatory treatment. But when several of their own community members are saying that it is an advantage to their business model that there is limited numbers of communities and those numbers are declining instead of growing, those are facts that speak volumes.

5) The above demonstrates that this isn’t mere speculation. This is a simple matter of facts. Of reading publicly-traded MHI member investor pitches (see above examples) and carefully reading what they say in their respective earnings calls. Compare that to what MHI postures to the rest of their members. The disconnects are stunning. While MHI’s now-chairman Bill Boor said to Congress that he wants to see the Manufactured Housing Improvement Act of 2000 and its enhanced preemption provision enforced, then why doesn’t Boor have MHI’s senior staff do op-eds that use the proper terminology and keep making those arguments until HUD out of embarrassment finally enforces the law MHI claims they want enforced? MHProNews has submitted a pair of op-eds to different media in the last roughly 2 months that have been published. If we can do it, why can’t MHI?

MHI’s narrative may seem plausible, but only when someone doesn’t look beyond what MHI itself is saying.  This may help explain why April 2024 has been the hottest month in the last 12, and why traffic is up by roughly 50 percent from a year ago.  MHARR, MHLivingNews, and MHProNews lay out the facts, evidence, and then apply common sense.  There are reasons why MHI’s leaders are not willing to respond or debate after praising our publication for years.
