The placement of a manufactured home and a supposed drop in property value dominated much of the discussion Monday at the Hall County Planning Commission meeting in Gainesville. Residents of an adjoining subdivision say if a manufactured home is moved to where it can be viewed from their property, this action will result in lower property values.
The Gainesville Times tells MHProNews that the planning commission took up an appeal regarding the movement of a manufactured home at the Lake Lanier Mobile Home Park near Edgewater Terrace in Gainesville, Georgia. The planning commission voted 3-2 to uphold the decision approving the move previously made by the planning department
Nearby resident Kim Waters said the proposed location of the manufactured home would be in her front-yard view behind a green space, which would affect her property value. Waters disagreed with the administrative interpretation that would allow the MH community to move a manufactured home without bringing a proposal before the planning commission nor the Hall County Board of Commissioners.
“It is outside the scope of the planner’s authority to make this decision on his own,” she said. “That’s why I’m here.” Multiple neighbors supported Waters’ assertions, saying they don’t want a manufactured home in their lake view.
Lake Lanier Mobile Home Park owner Carol Allen addressed “misconceptions” regarding her plans to move one of the homes. She added that parts of the manufactured home community have been visible for years. “I’m just wondering how one more manufactured home screened by green space would affect the sale of those homes if they haven’t been affected in the past,” she said.
Members of the planning commission clarified what action could be taken on the application brought forth by Waters. “Our charge here tonight is not to say where she can have a manufactured home or not have a manufactured home or where she can put it,” said planning commission Chairman Don Smallwood. “Our charge here tonight is to say whether Planning Director Srikanth Yamala has the authority to make this decision.”
Yamala addressed the differences between the singular units in a subdivision versus the collective in a manufactured home community. The planning commission’s decision can be appealed to the Hall County Board of Commissioners. ##
