Housing Inventory UP But Existing-Home Sales DOWN 5.4 Percent in June While Median Sales Price JUMPS to Record High $426,900 – NAR vs. MHI Facts with MHVille Analysis; plus MHMarkets

Existing housing inventory is up, says the National Association of Realtors (NAR) in a media release, but sales of existing homes dropped some 5.4 percent in June 2024. ‘The Median Sales Price Jumped to Record High of $426,900,” said the NAR’s release, which is provided below in Part I of this report with analysis. With a simple emailed request, the National Association of Realtors (NAR) provided MHProNews access to their press releases which are emailed directly to this platform for publication, as we in our sole discretion can opt to use or not. By comparison, the Manufactured Housing Institute (MHI) has repeatedly declined providing MHProNews with their emailed statements. Why that difference between MHI and NAR? More on that in Part II. Note the level of detail in the NAR statement that follows, which includes footnotes. It should be noted that the Manufactured Housing Association for Regulatory Reform (MHARR) also gladly provides MHProNews, and others in MHVille, with their media releases.

NAR noted that sales are down despite the marginal dip in interest rates.  Note that they provide historic context to the data they provide, with comparisons made between recent results, the prior month, prior years, and previously years among other data points.

Note that as part of Part II’s data there will be information from the National Association of Home Builders (NAHB) on average lot cost for a spec house. This provides a point of comparison for manufactured homes ‘with land added’ and existing or new conventional houses with land. Several facts, insights, and data points will be developed in this report, much of which are not organized and made available elsewhere in MHVille or beyond.

 

Part I – Per the NAR

 

NEWS RELEASE – Existing-Home Sales Slipped 5.4% in June; Median Sales Price Jumps to Record High of $426,900

Key Highlights

  • Existing-home sales faded 5.4% in June to a seasonally adjusted annual rate of 3.89 million. Sales also slumped 5.4% from one year ago.
  • The median existing-home sales price bounced 4.1% from June 2023 to $426,900 – the second straight month it reached an all-time high and the twelfth consecutive month of year-over-year price gains.
  • The inventory of unsold existing homes rose 3.1% from the previous month to 1.32 million at the end of June, or the equivalent of 4.1 months’ supply at the current monthly sales pace.

WASHINGTON (July 23, 2024) – Existing-home sales fell in June as the median sales price climbed to the highest price ever recorded for the second consecutive month, according to the National Association of Realtors®. All four major U.S. regions posted sales declines. Year-over-year, sales waned in the Northeast, Midwest and South but were unchanged in the West.

Total existing-home sales[1] – completed transactions that include single-family homes, townhomes, condominiums and co-ops – receded 5.4% from May to a seasonally adjusted annual rate of 3.89 million in June. Year-over-year, sales also dropped 5.4% (down from 4.11 million in June 2023).

“We’re seeing a slow shift from a seller’s market to a buyer’s market,” said NAR Chief Economist Lawrence Yun. “Homes are sitting on the market a bit longer, and sellers are receiving fewer offers. More buyers are insisting on home inspections and appraisals, and inventory is definitively rising on a national basis.”

Total housing inventory[2] registered at the end of June was 1.32 million units, up 3.1% from May and 23.4% from one year ago (1.07 million). Unsold inventory sits at a 4.1-month supply at the current sales pace, up from 3.7 months in May and 3.1 months in June 2023. The last time unsold inventory posted a four-month supply was May 2020 (4.5 months).

The median existing-home price[3] for all housing types in June was $426,900, an all-time high and an increase of 4.1% from one year ago ($410,100). All four U.S. regions registered price gains.

“Even as the median home price reached a new record high, further large accelerations are unlikely,” Yun added. “Supply and demand dynamics are nearing a balanced market condition. The months supply of inventory reached its highest level in more than four years.”

REALTORS® Confidence Index

According to the monthly REALTORS® Confidence Index, properties typically remained on the market for 22 days in June, down from 24 days in May but up from 18 days in June 2023.

First-time buyers were responsible for 29% of sales in June, down from 31% in May but up from 27% in June 2023. NAR’s 2023 Profile of Home Buyers and Sellers – released in November 2023[4] – found that the annual share of first-time buyers was 32%.

All-cash sales accounted for 28% of transactions in June, unchanged from May and up from 26% one year ago.

Individual investors or second-home buyers, who make up many cash sales, purchased 16% of homes in June, identical to May and down from 18% in June 2023.

Distressed sales[5] – foreclosures and short sales – represented 2% of sales in June, unchanged from last month and the previous year.

Mortgage Rates

According to Freddie Mac, the 30-year fixed-rate mortgage averaged 6.77% as of July 18. That’s down from 6.89% one week ago and 6.78% one year ago.

Single-family and Condo/Co-op Sales

Single-family home sales retracted to a seasonally adjusted annual rate of 3.52 million in June, down 5.1% from 3.71 million in May and 4.3% from the prior year. The median existing single-family home price was $432,700 in June, up 4.1% from June 2023.

Existing condominium and co-op sales tumbled 7.5% in June to a seasonally adjusted annual rate of 370,000 units, down 14% from one year ago (430,000 units). The median existing condo price was $371,700 in June, up 2.6% from the previous year ($362,200).

Regional Breakdown

Existing-home sales in the Northeast in June withdrew 2.1% from May to an annual rate of 470,000, a decline of 6% from June 2023. The median price in the Northeast was $521,500, up 9.7% from one year earlier.

In the Midwest, existing-home sales decreased 8% from one month ago to an annual rate of 920,000 in June, down 6.1% from the prior year. The median price in the Midwest was $327,100, up 5.5% from June 2023.

Existing-home sales in the South slid 5.9% from May to an annual rate of 1.76 million in June, down 6.9% from one year before. The median price in the South was $373,000, up 1.7% from last year.

In the West, existing-home sales declined 2.6% in June to an annual rate of 740,000, identical to a year ago. The median price in the West was $629,800, up 3.5% from June 2023.

[1] Existing-home sales, which include single-family, townhomes, condominiums and co-ops, are based on transaction closings from Multiple Listing Services. Changes in sales trends outside of MLSs are not captured in the monthly series. NAR benchmarks home sales periodically using other sources to assess overall home sales trends, including sales not reported by MLSs.

Existing-home sales, based on closings, differ from the U.S. Census Bureau’s series on new single-family home sales, which are based on contracts or the acceptance of a deposit. Because of these differences, it is not uncommon for each series to move in different directions in the same month. In addition, existing-home sales, which account for more than 90% of total home sales, are based on a much larger data sample – about 40% of multiple listing service data each month – and typically are not subject to large prior-month revisions.

The annual rate for a particular month represents what the total number of actual sales for a year would be if the relative pace for that month were maintained for 12 consecutive months. Seasonally adjusted annual rates are used in reporting monthly data to factor out seasonal variations in resale activity. For example, home sales volume is normally higher in the summer than in the winter, primarily because of differences in the weather and family buying patterns. However, seasonal factors cannot compensate for abnormal weather patterns.

Single-family data collection began monthly in 1968, while condo data collection began quarterly in 1981; the series were combined in 1999 when monthly collection of condo data began. Prior to this period, single-family homes accounted for more than nine out of 10 purchases. Historic comparisons for total home sales prior to 1999 are based on monthly single-family sales, combined with the corresponding quarterly sales rate for condos.

 

[2] Total inventory and month’s supply data are available back through 1999, while single-family inventory and month’s supply are available back to 1982 (prior to 1999, single-family sales accounted for more than 90% of transactions and condos were measured only on a quarterly basis).

 

[3] The median price is where half sold for more and half sold for less; medians are more typical of market conditions than average prices, which are skewed higher by a relatively small share of upper-end transactions. The only valid comparisons for median prices are with the same period a year earlier due to seasonality in buying patterns. Month-to-month comparisons do not compensate for seasonal changes, especially for the timing of family buying patterns. Changes in the composition of sales can distort median price data. Year-ago median and mean prices sometimes are revised in an automated process if additional data is received.

The national median condo/co-op price often is higher than the median single-family home price because condos are concentrated in higher-cost housing markets. However, in a given area, single-family homes typically sell for more than condos as seen in NAR’s quarterly metro area price reports.

 

[4] Survey results represent owner-occupants and differ from separately reported monthly findings from NAR’s REALTORS® Confidence Index, which include all types of buyers. The annual study only represents primary residence purchases, and does not include investor and vacation home buyers. Results include both new and existing homes.

Part II – Additional Information with More MHProNews Analysis and Commentary

1) The Manufactured Housing Association for Regulatory Reform (MHARR) issues a monthly report on new manufactured home production. Like the NAR, MHARR’s report is published free to the public. For whatever reason, the data collected on behalf of HUD trails conventional housing data, so June information is not yet publicly available. That noted, per MHARR, in May 2024 production increased nationally. MHARR said in part: “statistics indicate that HUD Code manufacturers produced 9,408 new homes in May 2024, a 19.5% increase over the 7,869 new HUD Code homes produced in May 2023. Cumulative production for 2024 now totals 42,656 homes, a 19.4% increase over the 35,719 HUD Code homes produced over the same period in 2023.” So, manufactured home sales are a fraction of conventional housing production and an even smaller fraction of the volume of sales of existing single-family or condo housing.

Imagine. An “economic report” that doesn’t give any actual economic data. That’s chutzpah. Oxford Languages defines chutzpah as “extreme self-confidence or audacity.” But it is arguably a misuse of language, and thus may be described as Orwellian.

 

3) Left-leaning Wikipedia defines Orwellian like this. Note the apparent typo below is apparently British vs. American English, so it isn’t a typo at all.

5) In terms of Orwellian-style propaganda and disinformation, MHI has been spoon feeding the industry and its members bizarre notion that Lesli Gooch is somehow a “Woman of Influence.” It is demonstrably misleading, false, and laughable. For instance. MHI makes that claim, with HousingWire’s apparently problematic help, despite the fact that MHARR points out that in 15 out of the last 17 years, the manufactured housing industry’s production is under 100,000 shipments. Existing laws that could advance manufactured home production are going un-enforced and/or improperly enforced. Meaning, if MHI were doing its job, production would be far higher. Housing production is an objective measurement.

8) With those points in mind, pivoting back to the NAR release. NAR addresses the discrepancies between their data set and that of the U.S. Census Bureau. In a phrase, NAR apparently wants accuracy, consistency, and credibility in their information.

By comparison between the NAR and MHI, inconstancies and contradictory behavior or information, based upon behavioral patterns, is apparently not as important to MHI.

Information appears and disappears later on MHI’s website, as is illustrated above by how they have made past president/CEOs Stinebert, Cardwell, and Long into Orwellian un-persons and they have erased or “memory holed” their own MHI “history.” It is worth mentioning that when MHProNews began to fact check and publish information from MHI for fisking purposes, it was not anticipated that they would eliminate information about people, their own history, manufactured housing industry data, and the like. So, while the fact checks themselves have been areas of interest for outsiders looking into manufactured housing as well as for professionals in the industry, it is taking on an evolving value as MHI “memory holes” claims and information from their own website.

 

9) Against that backdrop, consider NAR’s Lawrence Yun’s remarks in that press release posted in Part I above. Quoting the NAR release:

  • “We’re seeing a slow shift from a seller’s market to a buyer’s market,” said NAR Chief Economist Lawrence Yun. “Homes are sitting on the market a bit longer, and sellers are receiving fewer offers. More buyers are insisting on home inspections and appraisals, and inventory is definitively rising on a national basis.”

  • “Even as the median home price reached a new record high, further large accelerations are unlikely,” Yun added. “Supply and demand dynamics are nearing a balanced market condition. The months supply of inventory reached its highest level in more than four years.”

Numbers of observations are possible regarding those few but insightful words from NAR’s Yun. For the moment, let’s focus on this point. This ought to be an environment where manufactured housing is soaring. As several reports indicate, a key issue is affordability. Millions can’t afford to buy high-priced single-family houses at the current mortgage rates or even condo units, per the NAR data. Reports underscoring that statement are provided further below.  That said, quoting NAR:

Existing condominium and co-op sales tumbled 7.5% in June to a seasonally adjusted annual rate of 370,000 units, down 14% from one year ago (430,000 units). The median existing condo price was $371,700 in June, up 2.6% from the previous year ($362,200).

 

10) According to the U.S. Census Bureau, here is the latest (February 2024) available information on the average U.S. cost of a new manufactured home: $121,600. That represents the average single section selling for $80,200 and the average multi-sectional selling for $152,400.

 

11) For the next data point, consider the fact that left-leaning Google’s artificial intelligence powered Gemini gave an unhelpful response to this question.

What is the estimated average lot cost for a new single-family house in the U.S. and for what time period in 2024?

Gemini’s roughly 450-word response is provided at this link here, noting that it never gave a numerical figure.

By contrast, at this link here is the Q&A with Bing’s Copilot on this date for the same inquiry. Copilot was used on its the blue or balanced setting, which is the norm used by MHProNews. Bing’s Copilot used about 82 words vs. 450 for Gemini and gave a reputable source and the requested data.

So, according to the data provided by NAHB above, the median lot cost in the U.S. for a single-family spec house started in 2023 was about $58,000.

While acknowledging that there are location-based fees and other site costs, hypothetically, using the information from the sources as shown above, a new single section manufactured home could be provided with land for about $138,200. A new multi-sectional manufactured home (a.k.a.: ‘double wide’) with an average U.S. lot cost could be $210,400. The later, a new multi-sectional manufactured home on land could thus be about 43 percent less in cost than an existing condo. A new multi-section manufactured home could be about 49 percent lower than an existing single-family housing unit.

 

12) Note that in Part III, among the left-leaning CNN headlines is this:

Again, housing is becoming less and less affordable in large parts of the country. Given the research that indicates that manufactured homes are built to federally regulated performance standards that are dynamically similar to conventional housing, it is stunning that manufactured housing is operating at such a low level.

13) More could be said, but let’s draw towards a close with this point. Manufactured housing ought to be soaring in this environment. Too many may not realize it, but land-home loans are possible for single-section manufactured homes at very similar rates and terms to new single-family houses. Even without federal DTS support, which if DTS were properly implemented it would arguably make manufactured home sales even more robust (Warren Buffett has said as much in a video recorded statement), sales should be higher than they now are.  It is more commonly known that new manufactured homes on land can be financed for similar rates and terms as existing or new site-built houses. And existing manufactured homes on land may qualify for FHA or VA financing at terms very similar to conventional housing.

 

14) In a systematic fashion, the above makes an evidence-based case that MHI is failing and failing badly at their multi-year claim that they represent all segments of the industry. As Marty Lavin, J.D. put it.

15) For the superficial and underinformed, MHI may appear to look or act like a normal trade group. But as this review above details, MHI is anything but that when more carefully explored and compared to hard data and the behavior of other trade organizations.

MHI is arguably an industry consolidator focused trade group. They are behaving in ways that aid consolidation, because the several of the industry’s consolidators believe it is in their best interest to consolidate rather than grow the industry. That is a debatable investment thesis but is based on the remarks of MHI member firms found in Part III further below. As the UMH Properties reports further below detail, there is an evidence-based case to be made that the investment thesis for consolidation vs. new developments and growth are flawed.

Thus, MHI leaders apparently see it as being in their best interest not to say some of these things openly to their members and potential members. They posture working for all segments, but are in fact working for the interests of firms that routinely are focused on consolidation rather than organic growth.  The numbers of manufactured home street retailers, for example, has been dwindling for years. IBIS World took note of that in a report that the left-leaning Atlantic reported made “mobile homes” (more properly known as manufactured homes) was the ‘fastest dying business in America.’
