Updating a story MHProNews last posted Jan. 12, 2016 about the ongoing attempt at classifications and placement of manufactured/mobile homes by the Washington, Indiana City Council, the council sent the ordinance back to the plan commission for stronger language about where “Type III, what is typically found in mobile home parks“ homes can be sited.
The intent of the ordinance is to keep Type III homes–presumably pre HUD Code homes—in manufactured home communities, and regulate the replacement of homes as old ones leave, according to washtimesherald. The original wording would have required the replacement homes to be no older than ten years, but now it is no more than ten years old and/or pass inspection.
However, a Type III home could be sited outside an MHC providing the neighbors all sign a waiver. Building Commissioner Bryan Sergesketter said existing homes are automatically grandfathered in.
“You might consider saying the Type IIIs aren’t allowed unless there is a conditional use,” said Sergesketter. “Some people, that’s all they can afford. What would you rather have on the tax base? A rundown home in Box Town or a new Type III?”
This is the classification of MH that Sergesketter has established:“Type I, which is set on a permanent foundation; Type II, which is brought to its location in two sections and made to look like it is on a foundation, and Type III, what is typically found in mobile home parks.” ##
