On May 31, 2023 Michael Bromberg posted an item on Investopedia reviewed by Gordon Scott under the title: “What Is the Illusory Truth Effect?” How the Illusory Truth Effect applies to the obviously diminished manufactured housing industry (affectionately known among some industry professionals as “MHVille”) will be examined after providing some of Bromberg and Scott’s content is shared to tee up the issue and its importance to society in general, and manufactured housing in particular. Investopedia’s new post says: “The illusory truth effect refers to the human tendency to believe a claim or a piece of information to be true after being exposed to it multiple times. In other words, if we hear or read something repeatedly, we are more likely to believe it—even if it runs counter to our prior knowledge.” The Scott reviewed article by Bromberg then said the following.
Part I – What Is the Illusory Truth Effect
KEY TAKEAWAYS
- The illusory truth effect describes people’s tendency to consider statements more valid after being exposed to them multiple times.
- The inclination toward accepting the validity of repeatedly encountered ideas contributes to the spread of misinformation on social media platforms.
- Investors may fall prey to the illusory truth effect if they let familiarity with certain parts of the market override their broader strategy.
This common phenomenon contributes to the spread of misinformation on social media. As an untruth shared online reaches people’s feeds again and again, the mere repetition may lead them to consider it to be factual. Propagandists and other bad actors understand that the frequent reiteration of the same lie is an effective strategy for making people believe it.1
The concept first appeared in a 1977 paper by psychologists Lynn Hasher, David Goldstein, and Thomas Toppino. Their study involved college students evaluating the validity of statements—some true and some false—that were plausible yet unlikely to be known by the participants.2
Some statements were repeated across several sessions, while others weren’t repeated. The students were more likely to judge a statement to be valid if they had been exposed to it multiple times, demonstrating that repetition can affect perceptions of truthfulness.2
Part II – Additional Information with More MHProNews Analysis, Expert Commentary and Views
Note that left-leaning Wikipedia similarly states: “The illusory truth effect is the tendency to believe false information to be correct after repeated exposure. This phenomenon was first identified in a 1977 study at Villanova University and Temple University.” That research paper via ResearchGate is linked here as a download for MHProNews readers. Note that this research confirms what the Nazis, Soviet Communists, and other propagandists knew decades earlier. Boldly and confidently repeating a falsehood, paltering, or other forms of gaslighting and propaganda works in as much as many (not all) will ‘fall for it.’ A January 23, 2019 post by Mark Weiss, J.D., on the Manufactured Housing Association for Regulatory Reform (MHARR) was entitled “The Illusion of Motion Versus Real World Challenges” which arguably leans on that notion. As a related disclosure, this writer via a 500 op-ed on the WND News Center, cited: “Cold Fusion’s documentary about the Theranos’ scandal observed: “It’s the illusionary effect where if you repeat a lie enough times people start to believe it, especially if you have credible names surrounding the product” which was posted on 5.11.2021. The MHProNews search tool indicates 15 pages of results for the term “gaslight” alone.
Restated, what Investopedia has brought to their readers attention days ago is a multi-year subtheme on the MHProNews for important reasons.
- One, these slippery manipulation methods are occurring in modern society, just as they have for centuries.
- Two, there are obvious reasons to believe that this is being used by companies in the context of selling stocks, but is also being used by organizations to sell ideas and beliefs that may be risky or costly to those targeted for manipulation.
- Three, as MHProNews previously advised readers, this phenomenon is so prevalent that Merriam-Webster declared that gaslighting was their word of the year for 2022.
Many con (or confidence) games (ploys, schemes, shell game, etc.) rely on tricks that are intended to cause trust. The notion is to manipulate trust. “Establishment” members of both major parties have done it. Warren Buffett bluntly said it. Bad guys know more tricks. More precisely, Buffett said: “the bad guys win. They know more games.”
Fresh Revelations
Traffic as measured by visitors to MHProNews in May-2023 surged to the highest levels in a year, per Webalizer. Visitors rose over 15.2 percent over the highest prior month. Webalizer is ‘on’ our servers, so it is routinely more accurate than other sources which don’t have direct access to the data. So what? Simply put, people in the manufactured home industry want to understand.
- There is an affordable housing crisis.
- Manufactured homes are the most proven form of permeant affordable housing in modern American history.
- Then why is manufactured housing underperforming? How is it possible that MHI endorsed MHVillage’s MHInsider publishes an issue entitled “State of the Industry” for May-June 2023 that doesn’t have an article focused on manufactured housing’s 6 months of decline? Think paltering. Think the illusory effect. Mix truth with agenda-driven falsehood.
The topics linked further below are routinely not found elsewhere in manufactured housing. Manufactured Housing Institute (MHI) board and staff leaders have been asked and asked again to respond to such facts, evidence, and common-sense concerns. Their attorneys have been asked too. Why have they declined to provide the MHI bylaws and other governing documents? That’s a requirement for a nonprofit. If MHI leaders have nothing to hide, why have they been hiding from MHProNews inquiries in recent years? Hold those thoughts as we pivot to their ‘endorsed’ publication.
This ‘heat map’ from the MHInsider “trends” section of their May-June 2023 issue looks cool. The MHI ‘endorsed’ MHVillage produced MHInsider publication is arguably ‘slick.’ But what this heat map fails to do is present something that shows the actual trends of the industry. Those trends are demonstrably down, and dramatically so, from 1998. Yet favorable legislation passed in 2000 and 2008. What happened? Why doesn’t MHI linked MHInsider discuss those facts in their full context? The point that they are giving some information without a full context can be construed as a clue that this is part of their attempt to manipulate others, based on the notion of the illusory truth effect, gaslighting, and paltering. Compare their ‘cool’ ‘heat map’ with the clarity of the data provided in the graphic by MHProNews/MHLivingNews in the graphic immediately below it.

MHARR’s president and CEO Mark Weiss, J.D., wrote in the 2019 article mentioned above the following. Read the following carefully, because it could be as true today as it was 4 years ago.
Motion – or, more accurately, activity – in and of itself, is not necessarily synonymous with, or equivalent to, real progress, or, in fact, any progress at all. Recent reports emerging from elsewhere within the universe of organizations representing the manufactured housing industry paint a uniformly rosy picture of almost non-stop engagement, dialogue, meetings, conferences, photo-opportunities (presumably to prove the reality of the supposed engagement, dialogue, meetings and conferences) and other related confabs, particularly at the national level. This “good news” all the time meme, in turn, is replicated, repeated and touted by those who, for whatever reason, have determined that it is to their advantage to do so. Indeed, an entire new publication has appeared with the apparent mission of wet-nursing this meme. Meanwhile, others touting and promoting the new meme, urge industry-wide “boycotts” – the intellectual equivalent of book-burning — of anyone who dares question the legitimacy of the meme, or the possible motives of some of its proponents.”
Weiss doesn’t specifically name the Manufactured Housing Institute (MHI). He doesn’t name MHInsider, nor does he name George Allen, who is a contributing editor for MHInsider. But they are apparently part of the “illusion” he said was being created in manufactured housing. Since Weiss wrote the above, ManufacturedHomes.com has apparently moved more clearly into the MHI camp. They have an ex-MHI vice president, Rick Robinson, J.D., who is also a fiction writer. ManufacturedHomes.com has won an MHI ‘award.’ Does anyone seriously think that MHI will give awards to those who question their talking points? While Allen, Frank Rolfe, and Dave Reynolds may at times appear to attack MHI on some item. That toleration of mild critiques is a technique used by Communist Chinese in their propaganda, when limited critiques appear to be tolerated, but serious ones will draw serious ire and possible threats or actual retaliation. Put differently, much of the manufactured home industry’s various sources of information have been weaponized. Following the money trail, which is what good investigators are supposed to do to find the truth, the insiders at MHI are pulling the strings.
“This “good news” all the time meme, in turn, is replicated, repeated and touted by those who, for whatever reason, have determined that it is to their advantage to do so.” – Mark Weiss. MHI is several times the size of MHARR. There is an apparent pattern that MHI members are buying out MHARR members. One of those acquisitions resulted in the plant being closed not long after it was purchased. That could be (yet another) an antitrust violation. The flashback report below was before Cavco Industries accepted a 7 figure settlement of the Securities and Exchange Commission (SEC) multiple year probe of that firm. Note that the SEC doesn’t have direct jurisdiction over antitrust claims, which may fall under the jurisdiction of the Federal Trade Commission (FTC) or Department of Justice (DoJ) antitrust division.
What drew a record number of readers for the year to MHProNews in May 2023? Real factually based reports like these.
Or this on MHLivingNews. Don’t expect to find this blunt remark by Sam Zell on the pro-MHI trade media.
Recall how ELS President and CEO Margerite Nader described MHI as ‘their’ trade association? Here is the flashback in context. For the rushed, skip to the blue highlighting and the yellow highlighting that follows.
Notice: the graphic below can be expanded to a larger size.
See the instructions below the graphic below or click the image and follow the prompts.
Note that in MHInsider’s ‘tribute’ to Zell, their post failed to mention that the manufactured home real estate investment trust – Equity LifeStyle Properties or ELS – that Zell led ELS had purchased their parent company, MHVillage.
In fairness, and for the sake of those who may not have yet been willing to embrace the reality of gaslighting and the “illusory truth effect” in MHVille, let this writer once more admit that to some extent in years past it worked on me too. It wasn’t until some retailers at a trade show, people involved in MHI, and others in MHVille – including, but not limited to MHARR – told this writer aspects of what was actually happening. For those who to some degree have been ‘fooled,’ you are far from alone.
Modern propaganda methods may appear to be slicker, and more commonplace, than they were years ago. But propaganda past and present both have similar goals. Manipulating people so that the manipulator(s) gets something that they want. By admitting that to some extent this writer was ‘taken in,’ it should make it easier for readers to recognize that cleverly deployed propaganda can fool almost anybody, at least for a time. Consider what the historic and insightful President Abraham Lincoln said.
Readers come to MHProNews – or our MHLivingNews sister site – for a variety of reasons. But among them is arguably that people want a reality check. How is it possible that during an affordable housing crisis that manufactured housing is still underperforming? How is it possible that during an information era, that so many are confused about the truth about manufactured housing? How is it possible that manufactured housing is producing only about 30 percent of the totals that it did in 1998? See that graphic posted further above or linked here.
People do not like being manipulated. People don’t like being fooled. So, it is no surprise that there are some 5.6+ billion posts, articles, and books on the subject of manipulation.

That said, here is a flashback to the 2023 record-setting clip of visits in May 2023 to MHProNews by manufactured housing industry focused readers. Notice how many of them systematically peel back the propaganda that has been put forth by those corporate bosses who dominate the Manufactured Housing Institute (MHI)? As you look at this, on this date, MHProNews has 15 pages of reports that mention gaslight or gaslighting. There is no one else in MHVille trade media that even comes close to that level of effort to help manufactured housing pros, and others researching the manufactured home segment of the affordable housing crisis issue. When the solutions are KNOWN, and manufactured housing is a proven solution, then the question becomes why is the solution not properly implemented?
The links below are per Webalizer 2.23 analysis of our largest server (from over a dozen on our site). Some items are omitted for proprietary reasons. That said, the following are the top 31 – one for ‘each day’ in May 2023. The top (first) link is the most popular for the month (note, the MHProNews home page blows everything away, some 1.5 million hits on the homepage alone, so that result is among the omitted ones). These articles have thousands of hits each, and there are – per Webalizer on the main server “44853 Total Referrers.” Per Mozilla: “The Referrer header allows a server to identify referring pages that people are visiting from or where requested resources are being used.” Note in the top 31 that follows, the home page (which had some 1.5 million hits in May on this one server out of a baker’s dozen servers for MHProNews) some results are omitted for proprietary reasons.

Note some articles were posted on the website earlier in the month than others. But several of the above were from months or even years earlier. Readers (visitors) decided what is of interest to them.
So, for instance, the Paul Bradley Q&A linked above was posted on 5.30.2023, yet it hit the top 31 out of the thousands of posted items on MHProNews. Note too that some of the articles are from months or years ago. Readers decide what is of interest to them. While MHProNews routinely links back to previous reports, experience has shown that researchers may find items via a Google, Bing, Yahoo, Freespoke.com, or other search.
There are some who are comfortable not knowing something, something like a jilted lover or spouse may not want to know that their significant other is cheating on them.
Some do not want to know the truth even if that something may directly impact – and be harmful – to their life and interests. That’s one of several differences between people.
But millions of souls want to understand and know. Well over a million pageviews on MHProNews in May 2023 resulted from over 157585 visits registered on the main server out of 12+ others that serve MHProNews.
Manufactured housing is a relatively small industry, and in our expert view, is artificially smaller than it was some 25 years ago (circa 1998) despite good legislation that ought to have led to manufactured housing being far bigger now than it was then.
Manipulating others are not victimless offenses.
Someone doesn’t have to agree with the politics of the Biden White House to recognize the truth of their claims below. See these pull quotes:
- For decades, corporate consolidation has been accelerating. In over 75% of U.S. industries, a smaller number of large companies now control more of the business than they did twenty years ago.
- That lack of competition drives up prices for consumers.
- Barriers to competition are also driving down wages for workers. When there are only a few employers in town, workers have less opportunity to bargain for a higher wage and to demand dignity and respect in the workplace. In fact, research shows that industry consolidation is decreasing advertised wages by as much as 17%. Tens of millions of Americans—including those working in construction and retail—are required to sign non-compete agreements as a condition of getting a job, which makes it harder for them to switch to better-paying options.
- In total, higher prices and lower wages caused by lack of competition are now estimated to cost the median American household $5,000 per year.
- Inadequate competition holds back economic growth and innovation. The rate of new business formation has fallen by almost 50% since the 1970s as large businesses make it harder for Americans with good ideas to break into markets. There are fewer opportunities for existing small and independent businesses to access markets and earn a fair return. Economists find that as competition declines, productivity growth slows, business investment and innovation decline, and income, wealth, and racial inequality widen.
Now, the case can be made that the Biden White House was paltering, just as the Biden housing plan was followed by a drop in housing sales and a drop in manufactured housing sales. Team Biden were arguably using the ‘truth sandwich’ cited by psychologists and sociologists, as noted in the image above.
MHI and their allies are apparently gaslighting and manipulating their readers. Why? Because who would volunteer to have lower pay? Who would volunteer for fewer opportunities? Who volunteers to pay higher prices and/or to get poorer service? Why, for example, did MHI manipulate reality to their readers, as was documented via the CSPAN video and transcript in the MHProNews report below?
As MHProNews/MHLivingNews has noted, it isn’t just MHARR that has raised alarms. Members in MHI, and/or an MHI state affiliate, have publicly or anonymously raised concern for years.
What can be done about this pattern?
Several things. In no particular order of importance.
- The power of one. Information and evidence can be power. Just as an apparent MHI insider decided to blow the whistle on Lesli Gooch’s apparent double dipping and conflict of interests, so too others in MHVille have access to information that may further document the problematic behavior by the few in our profession that harms the many. If you see something, share something. Several recent reports included input from tipsters to MHProNews.
- Be a whistleblower. There are federal and other programs on whistleblowing. You may want to consult with an attorney to properly safeguard your rights. But in some cases, you could provide documents to MHProNews/MHLivingNews and to public officials. For fun and interest, you could provide the tip document(s) to mainstream media and our publication(s) (MHProNews/MHLivingNews). See who actually uses the information you provide.
- Contact public officials and ask them to investigate. You can link articles and provide a cover letter. Ask for confirmation of the submission.
- Contact private attorney(s)/law firm(s), perhaps particularly those that work on a contingency fee basis. There are several potential class action lawsuits that involve manufactured housing and the manipulators arguably involved at MHI.
- Vote for those who want to end this type of abuse of the American Free Enterprise System. But pay close attention, some say they oppose these behaviors but themselves are benefiting from them.
- Be part of organizations that have taken a stance in favor of smaller businesses and traditional free enterprise. In manufactured housing, there is MHARR. In modular housing, there are reasons to believe that the Modular Home Builders Association (MHBA) is more akin to MHARR than it is to MHI. There is the National Federation of Independent Business (NFIB). There is the Job Creators Network (JCN). There are advocacy groups like the AMAC.us. The Association of Mature American Citizens (AMAC) is superficially senior focused, but in fact accepts adult members who are younger too. Note for those who are concerned about voting integrity, AMAC and others are involved.
- Start, or be willing to support the start, of a new post-production trade group in manufactured housing. MHARR has asked for this for years. Beware of people like George Allen who purportedly has subverted such efforts before, even while posturing at times as supporting the creation of a new group. Be it a “predatory” MHI insider, or one of their surrogates, recall the maxim: “There is no worse enemy than the one who looks like a friend…”
This is about your future and that of your loved ones. Employees of predatory and manipulative firms and organizations may well be willing to provide tips and insights, as several have already done so.
If you are someone who has backstabbed others, but regret it, consider coming clean. Note that the insiders are routine readers here just as are those who want to know what the insiders are up to.
“Every day is an IQ test.” So says award winning former CNN reporter turned award winning WMAL pundit Chris Plante. It is simply not plausible that MHI is as incompetent at getting accomplished what they claim to support. Far more plausible is the notion that MHI is posturing support for various efforts, in some ways, similar to what MHARR does. But what MHI is doing is posturing while failing to do what is the most commonsense approach at this point in time.
These are evidence-based allegations that are based on common sense. MHI leaders have ducked explaining why they tolerate the status quo, while telling their investors things at times at odds with what MHI claims they want to do. To learn more, check out the reports linked above that your colleagues and peers have found to be the most interesting to them during the month of May, 2023.
There are so many things that have and are occurring in manufactured housing that sound like fiction but are routinely supported by ample evidence. Expect the report below to be one you won’t find elsewhere in MHVille among pro-MHI trade bloggers.
You don’t have to take it anymore. Be part of the solution instead of part of the problem. A brighter future for manufactured housing, you and people you care about won’t happen without the efforts of people of all backgrounds who share good will.
