Is the Manufactured Housing Institute (MHI) Biased Against President Trump and Pro-Democrats Harris and Biden? Evidence from MHI Website Explored with Added Facts-Analysis; plus MHMarkets

If a picture is worth a thousand words, then screen captures – which are a picture of a website’s content – can be revealing too. On 9.13.2024, a search of the MHI website has the word “Trump” appear only 2 times. Using the MHI website search tool the name “Biden” yielded 10 results. A search for “Kamala Harris” reveals 2 results, and just the word Harris yields more, but those include at least one reference to “Harrisburg,” so they are apparently not all of a reference to Biden’s VP and the current Democratic nominee for the presidency.  By way of contrast, a search of the MHARR website shows Harris with two results, Biden with 5 pages of results, and Trump with 12 pages of results. That said, not all of the words “Trump” in the MHARR search tool are a reference for the 45th president, as the word “trumpet” (for example) or small “t” trump are found too. Furthermore, some policies that were in place during the Trump Administration that were overturned or modified by the Biden Administration may have Trump’s name in any given MHARR post. Some frankly surprising initial observations include the fact that there seems to be more content about those two administrations’ on MHARR’s website than MHI’s. That imbalance in favor of MHARR is evidently true even though MHI’s website has been online for well more than a decade before MHARR launched their website. The fact that there seems to be more content on those topics is even more curious given that MHI is both a producers and post-production trade group (per MHI, “all segments” of the industry), and MHARR’s primary focus is federal regulations impacting independent producers of HUD Code manufactured homes.  That factual background established, this article with analysis will explore what may be a possible bias of MHI in favor of Biden-Harris, based upon evidence from MHI’s own website.  What that potential bias may mean for the manufactured housing industry will also be explored.

Part I – From MHI’s Website Based Upon Results Using the MHI Search Tool with Additional Information and Analysis

1) One of the mentions of the name “Trump” on the MHI website is this 1.15.2024 reference.

On January 9, the Department of Labor (DOL) issued a final rule on “Independent Contractor Classification Under the Fair Labor Standards Act (FSLA).” The final rule rescinds the Trump Administration’s independent contractor rule finalized by the DOL on January 7, 2021.

2) There is evidence from this research today that suggests that much of MHI’s prior content has been dumped from their website, perhaps as a result of their website makeover. That said, and not to help MHI but rather for objective reality purposes, it is a questionable strategy from their own vantagepoint, because it could mean that they are losing possible SEO benefits.  That loss of SEO noted, it also means that MHI leaders may think they have less to be concerned about with respect to consistency in their late 20th and early 21st century advocacy. It is as if a new organization was launched with very little history on their own website.  Those facts and points noted, that tees up the background for considering MHI’s Biden-Harris related content.

3) MHI published an article on Joe Biden dropping out of the 2024 presidential race.  That MHI post includes a PowerPoint that mentions Kamala Harris as the likely DNC nominee. In fact, she did become the Democratic Party’s nominee. None of the vice-presidential possibilities mentioned for Harris in the MHI PowerPoint ended up being her pick. Harris chose Governor Tim Walz (MN-D).

4) Stunningly, a WORD search of the MHI PowerPoint lacks the words “manufactured” or “housing.”

5) Perhaps as stunning, or revealing? The MHI-branded presentation addressed the achievements of the Biden Administration without any critique of those “achievements.”

6) Also insightful, the MHI presentation accurately reflects that public polling suggested that Biden’s handling of the economy was seen as inferior to that of President Donald. J. Trump. But that should raise questions. If the public feels that Biden, and by implication, Kamala Harris’, handling of the economy is superior, then why is there no similar presentation by MHI about the Trump campaign? Meaning, why is this presentation all framed through the lens of the Democratic presential candidate?

7) The implication from the apparent evidence is that MHI favored Biden, and now favors Harris.

8) But what’s also troubling, is that MHI has this apparent bias toward Harris (Biden), even though they signed onto a “housing coalition” letter that opposes the push for rent control being proposed by the Harris campaign. This was published on the MHI website, per their website, the day after the presentation above was posted. Quoting MHI.

Following the release of President Biden’s action plan for housing which included a 5% rent cap and public land development, MHI and the housing coalition sent a letter to the White House opposing the rent cap proposal. The coalition outlined the research that has been done proving the inefficiency of rent control policies, explaining how the policies in fact raise rents and lower housing supply by constricting capital. In addition, the coalition pointed out how federal rent caps create more confusion in the existing tangle of regulations from the state and local levels which disincentives investors. The coalition urged the White House collaborate with housing providers and pursue policies that would actually expand the housing supply such as those outlined in the administration’s Housing Supply Action Plan.

9) There are good reasons for housing providers, including MHI, to oppose rent caps. But that begs the question. If a feature of the Harris campaign is their desire for rent caps, plus other incentives that would benefit site builders (possibly at the expense of manufactured housing), then why is MHI tilting the scales in favor of the Harris-Walz campaign and ignoring any similar insights on the plans or prior history of Trump while in office?

10) MHI has on multiple occasions touted stances of Democrats and the Biden-Harris regime as if they were good things for manufactured housing. Note that this analysis isn’t about party politics per se. It is rather about the wisdom, prudence, and implications of MHI’s advocacy seemingly in favor of Harris (now that Biden dropped out following his widely perceived loss in his debate with Trump), even though their own Harris-Biden tilting analysis document indicates that Trump’s economic policies are more popular with the public.

11) As was noted previously, MHI has for months been providing what appears to be periodic plugs for Biden-Harris and Democrats. While MHI’s PAC gives to both major parties candidates in/running for Congress, that doesn’t necessarily mean that they prefer having Republicans.

12) MHI claims that they want the Duty to Serve (DTS) and the Manufactured Housing Improvement Act of 2000 (MHIA) and its “enhanced preemption” provision to be enforced. But when given the opportunity to properly explain those concepts, or even to use the language that they themselves have used, MHI routinely fails to do so on their website or in op-eds or interviews on other media sites.

That said, while it is our editorial view that MHN’s handling of the interview with MHI’s CEO Lesli Gooch is flawed and may reflect poorly on Yardi/MHN, if they change nothing, a case can be made that their Gooch-interview is revealing on several levels. A follow up is planned soon, perhaps this weekend. As of 9.13.2024 at 9:37 AM ET, there is no apparent change by MHN to their interview. Either way, stay tuned.

14) The pundit class post-Harris Trump debate seems to think that Harris performed better (factual inaccuracies, ducked questions, and candidate candor aside) than Trump. But the public perception appears to be different. For instance, the left-leaning New York Times said.

Voters said the vice president talked about a sweeping vision to fix the country’s most stubborn problems. But they wanted the fine print.

The left-leaning Reuters said that: “The debate attracted 67.1 million television viewers, according to Nielsen data.” There is polling both ways, for and against Trump or Harris, but apparently numbers of potential voters believed that Trump is favored for economic policies and because their personal economic circumstances were better under Trump.

There are those who think that Trump will debate again, and that saying “no” at this time is a negotiating tactic. Time will tell.

 

15) When ‘style over substance’ is considered, the takeaway from numbers of post-debate comments by voters who said they were undecided going in seems to reflect on Trump’s closing point in the debate. If Harris has a plan to make things better, why wasn’t it already deployed 3.5 years ago?

16) Similar standards for discernment of the political-regulatory winds should be considered by MHI. For MHI to have more Harris-Biden content, and seemingly more favorable to Harris-Biden than Trump, is at least optically questionable. Production was higher in 2020 than it was in 2023. The post-Covid19 bump in production for manufactured housing faded due to blamed backlogs, and then inflation-boosted interest rates. At the current production pace, the industry might close around the 100,000 mark in 2024.

17) But should MHI be playing politics at all? And if so, why should it be pro-Democratic? The answer may be obvious. Wall Street broadly favors Harris over Trump. While both have some billionaire and certain media support, the bulk of the wealth, big tech, and big media seems to clearly lean toward Harris. 88 corporate execs, past and present, are publicly backing Harris. By comparison, per left-leaning CNBC: “Trump has also earned support from a number of prominent Wall Street and private sector backers, including Cantor Fitzgerald CEO Howard Lutnick and Elon Musk, CEO of Tesla and SpaceX.”

21) With less than two months to go, and with early voting poised in some jurisdictions, as purported advocates for manufactured housing, MHI’s pro-Democratic tilt is questionable if not mistaken. But it is also revealing. They are on the side of the insiders and consolidators. While Democrats say they are for the little guy, numbers of sources and indicators – including mega donors – reveals that Democrats are the party of wealthy and connected. Some Democrats, past and present, have said as much.
