“You are entitled to your own opinions, but you are not entitled to your own facts.” So said Daniel Patrick Moynihan (D). While some are largely silent on manufactured housing industry data that undermines ‘official’ narratives, or cheer at ‘the recovery’ achieved in 2021 of 105,722. Let’s note that it is obviously better that manufactured home production has finally topped 100,000 new homes produced for the first time since 2006. An improvement is just that and is better than the alternative. That said, 105,722 new HUD Code manufactured homes should be compared to the 373,143 total manufactured housing dwellings produced in 1998. That is only a recovery of 0.28332837544 (105 722 / 373 143 = 0.28332837544 or some 28.33%). As the graphic below illustrates, by comparison, recreational vehicle (RV) production surpassed manufactured housing (MH) years ago. In 1998, MH outsold RVs by some 3 to 2. But now RVs outsell MH by nearly 6 to 1. Those facts coupled with the state level data that follows reveals the attempted dumbing down of manufactured housing investors, professionals, the public, advocates, or officials who may not have personally experienced the heady days of much of the 1990s vs. the sharp decline that occurred with the loss of Government Sponsored Enterprise (GSE) financial support and related chattel lending circa 2000.
The state level data shown below will e followed by additional data that will round out much of the true state of the manufactured housing industry in February 2022.

A reader sent a cautionary note that said that there should be a careful effort made not to give opponents any room to make the claim that someone pointing to the facts (i.e.: MHProNews/MHLivingNews) and applying reason to the evidence doesn’t appear to be cheering against the industry. Without necessarily agreeing, there is logic in offering no room for rivals to distract from the issues that matter by falsely alleging that reporting on reality is somehow cheerleading against the industry. That said, the only way to achieve the industry’s authentic potential is to point out the history of a profession that for decades built and sold hundreds of thousands of home annually. Since the 1960s it wasn’t until the Berkshire Hathaway era of manufactured housing (after the purchase of Oakwood stock, Clayton Homes, and their affiliated lending) that manufactured housing continued to drop following those acquisitions in 2002-2003 until the industry found itself selling and building less than 100,000 homes a year since 2007. The potential for manufactured housing is several times greater than the 2021 achievement shown below. So, as a platform that demonstrably cheer-leaded the painfully slow ‘recovery’ since 2009, which several sources believe was artificially induced by pulling financing from thousands of independent retailers under arguably false pretenses, this level of recovery is obviously better than some 15 previous years. But the goal should not be 100,000 new homes shipped during an affordable housing crisis. Even apparent minimalist MHI leader Richard “Dick” Jennison indicated that the goal should be 500,000 new homes annually. With that backdrop, the December 2021 state level data should be coupled with the following infographic, plus the more detailed MH, RV production comparisons, and new single family, existing housing sales report, data, and commentary that are linked hereafter.
