A 118-unit modular apartment building complex is back on track in midtown Sacramento, California after the original module builder was replaced by Idaho-based Guerdon Enterprises. The Eviva Midtown apartments, originally scheduled to be built by Zeta Communities in North Highlands, California, have been redesigned with a more residential look, according to the Capital Area Development Authority’s executive director, Wendy Saunders.
Zeta’s CEO Howard Koenig said, “I think they changed the schedule a bit and it didn’t fit our production schedule, so from our standpoint it was appropriate.” The project had been on the drawing board for over a decade, but work stalled after groundbreaking last September.
The new look, combined with structural changes, resulted in additional expense, as sacbee informs MHProNews. William Flleissig, with lead developer Integral, of Atlanta, says foundation work will begin this summer on the six-story project, which will have 5,000 square feet of retail on the ground level as well as parking for the residents.
He says they will assemble the modular units at the rate of four or five a day, attach the plumbing and electrical connections, and add a prefab roof and stucco exterior “skin.” The anticipated completion date is set for spring, 2016. Rents will start at $1,700 for single bedroom units and $2,200 for two bedroom dwellings. Fleissig adds Integral expects to build similar modular complexes in several other U. S. cities. ##
