Patty Hydock closed her modular home sales center in Egg Harbor City, New Jersey in 2006 on the eve of the housing bubble, but re-opened Jersey Coast Modular Homes eight years later following another disaster, Hurricane Sandy, that created a need for housing. Hydock had eleven good years of buying lots and siting homes on them and selling the homes, according to pressofatlanticcity.com. But now people own the land, so she no longer has to do spec homes, directing them instead to come into her showroom and consider options ranging from countertops, siding, flooring and fixtures by Excel Homes and Icon Legacy Custom Modular Homes. She will do on site free consultations for those living on the shore from Ocean City north.
Her modular homes run from $150,000 to $300,000, and can be completed and ready for occupancy in four months. MHProNews has learned Jersey Coast offers two options for delivery. In the first scenario, the buyer prepares the foundation, the crane lifts the home onto the site, installs the roof and shingles and the homeowner is responsible for the siding and installing the utilities. For the other option Hydock arranges the siting, the finish work and all the utility connections. A new option, costing $5,000 to $10,000, is using Eco Red Shield lumber that is protected from rot, fire, termites and mold for the life of the home. ##
