Prepared by Westchester Modular Homes for Sarah DeFranco, plans for the 2,342 square-foot, three-bedroom, 2.5 bathroom house will be reviewed by the Board. DeFranco needs a variance from the current village zoning law which requires a 25 foot front yard setback– her proposed home has a 15.7 foot setback. The side yard setbacks need to be ten feet, and the back yard setback is 24 feet, sufficiently above the 20 foot requirement.
The two-story home will have a back deck in addition to the front porch, and as MHProNews understands, a detached 576-square foot garage and driveway.
Maps of Cold Spring from the 19th Century show the lot as vacant, the same as it is today. The land is zoned for single-family housing, but it is in the village’s National Register historic district, which requires the Historic District Review Board and the Zoning Board to sign off on the project. ##
