MHProNews has been told by heraldtribune of word coming from Bradenton, Florida that the cost to build a home in Manatee County is likely to rise by thousands of dollars following approval by the Manatee County Planning Commission to resume impact fees on new construction to benefit schools. These impact fees are one time assessments on new development that can only be used to accommodate growing student population.
The unanimous vote, which must still be approved by the County Commission, would add $1,478 to the cost of a manufactured home. For a single-family home the fee would be $6,475; for a duplex or townhouse, $6,848; and for a multifamily, $3,525. All would be phased in over a three year period.
This action follows the County Commission vote earlier this month to add impact fees to support other county services such as roads, law enforcement, parks and public safety. When added to the schools’ impact fees, the cost of a three-bedroom home could rise $16,959 to $19,547, depending upon the location. It was not immediately clear what might be added to a manufactured home under these other impact fees.
A TischlerBise consulting firm study revealed for every 1,000 homes built, school enrollment increases by 222 students.
The County Commission is scheduled to vote on the school impact fees at its next meeting Jan. 7, 2016. ##
