When manufactured housing has been tarnished for so long by so many – and given decades of zoning, financing and other woes – a ‘good news’ report like the fresh research about the value of manufactured homes rising faster than conventional housing ought to have been a lead story for the Manufactured Housing Institute (MHI). But in their recent emailed ‘news’ update on 12.8.2021, MHI said nothing about it. Meanwhile, the facts and some pull quotes shown below from new third-party research was touted by the National Association of Realtors (NAR) Realtor.com website and some others. MHProNews waited for MHI’s most recent ‘news’ before publishing this report, analysis, and commentary about the LendingTree’s positive research. This report will include relevant related studies not found with Lending Tree or Realtor, as useful as their work is. This will be part one of a planned series on this potentially useful issue with the homebuying public, authentic housing advocates, professionals, and public officials.
Following today’s initial report on the remarkable overall superior gain in value of mobile and manufactured homes outpacing that of conventional housing will be our Daily Business News markets feature, including our time-saving left-right news bullet headlines. For newcomers, manufactured housing connected stock snapshots are part of this time saving and popular business-daily market feature.
That noted, before turning to the key findings and new data from LendingTree, get a sense of how this was amplified by NAR’s Realtor.
Per Jeanette Settembre for Realtor “Millennials Eye the Mobile Home Market Amid Record-High Housing Prices.”
“With home prices surging, many buyers, particularly millennial first-timers, are seeking out more affordable housing. And that means taking another look at alternatives like mobile homes [SIC].
Yes, mobile homes [SIC] often get a bad rap. But their values have been rising faster than single-family homes, according to a recent report from online financial services marketplace LendingTree. These [manufactured] homes have become even more appealing recently as they support the on-the-go, work-from-home lifestyle during the COVID-19 pandemic. …”
Terminology gaffs aside, Realtor’s Settembre has done manufactured housing professionals a favor. One question is, how many will tap into this useful research?
Per LendingTree, the toplines of their research – which some other media outlets have also picked up on and reported – are as follows.
Key findings
- Nationally, the median value of a mobile home is $53,300, nearly $190,000 less than the median value of a single-family home. Although they’re worth considerably less, the median value of mobile homes increased by 39% from 2014 to 2019, 6 percentage points more than the 33% increase in the median value of single-family homes in the same period.
- Mobile homes cost the least in Nebraska, Iowa and Ohio. Across these states, the median value of a mobile home is less than $25,000. To put that into perspective, the median value of a single-family home in these states is more than $150,000.
- Mobile homes cost the most in Washington, Oregon and California. Washington is the only state where the median value of a mobile home is higher than $100,000 ($125,400), though Oregon and California are also relatively pricey with median values of $93,500 and $91,400, respectively. Regardless, mobile homes in these states are still considerably less expensive than single-family homes.
- The difference in price between a mobile and single-family home is the largest in California, Massachusetts and Colorado. In these three states, median-priced mobile homes cost $477,100, $343,300 and $337,800 less than median-priced single-family homes. On the other end of the spectrum, the differences in median prices in Mississippi, Arkansas, West Virginia and Oklahoma are less than $90,000.
- The median value of mobile homes rose most significantly over the five years in Nevada, Oregon and California. In these states, median mobile home values increased by an average of 96% from 2014 to 2019. This increase is almost twice as much as the average appreciation of 50% seen in the median value of single-family homes in the same three states.
- Though the median value of mobile homes increased from 2014 to 2019 in nearly every state, it fell in Delaware and Kansas. Respectively, median mobile home values fell by 11% and 7% in each state, while single-family home values increased by 14% and 24%.

The Urban Institute, the FHFA, and prior HUD Secretary Ben Carson are among those who previously noted that manufactured housing was appreciating.
The Urban Institute noted that the appreciation was muted somewhat do to fewer financing options for manufactured homes that are often being financed as chattel or “personal property” “home only” lending transactions.
While it is true manufactured homes are limited on their home only lending options, they can be financed land-home too. FHA, VA. USDA (Rural Development) plus various conventional lending options exist.
Despite being hobbled by a lack of personal property lending, a point Kevin Clayton has apparently made with a mix of irony and paltering on behalf of MHI, combine what Lending Tree has reported with the insight from the Urban Institute means that manufactured homes could be appreciating even more than they currently are.
The applied logic of the facts from LendingTree and other sources provided in this report make several things clear. There is apparent harm that has been done to millions of HUD Code manufactured homeowners, those who own pre-HUD Code mobile homes, plus to the tens of millions of Americans who want or need affordable homeownership opportunities is certainly in the billions annually and thus is compounded.
Be it indifference, incompetence, arrogance, or whatever – this latest fail by MHI ironically fits this Buffett quote.
“My successor will need one other particular strength: the ability to fight off the ABCs of business decay, which are arrogance, bureaucracy and complacency,” Buffett said per Business Insider on July 10, 2021. “When these corporate cancers metastasize, even the strongest of companies can falter.” Live Mint reported that same ABCs of corporate cancer quote on 5.35.2015. Of course, the argument can be made that Buffett palters and MHI palters and postures in a manner designed to impress without providing much in the way of tangible results. As Christmas is approaching, let’s quote the Jesus. “Whoever can be trusted with very little can also be trusted with much, and whoever is dishonest with very little will also be dishonest with much.” Luke 16:10 (NIV). MHI senior leadership is apparently trusted by their consolidation-focused board members. But if MHI can’t be trusted to grow the mark, or even enforce 2 key laws that they claim to want enforced, how can they be trusted to do bigger things?
