“As rents and evictions rise across the country, more cities and states debate rent control,” wrote Claire Thorton in left-leaning USA Today on 8.21.2023. “The difference between housing and food is you can eat less, but with housing, at some point you’ll be homeless,” Thorton quoted Gary Blasi, described in her USA Today report as a public interest lawyer and housing rights expert in Los Angeles. “The market says you can have all the housing you can afford. And if you can’t afford any, then you’re on the street.” Thorton cites several examples in building her case. Perhaps unsurprisingly missing from her report were the word combinations: ‘manufactured home,’ ‘manufactured housing,’ or even the incorrect but all too common usage of ‘mobile home.’
Not surprising, but equally missing from her pitch, err, report on rent control are the words “Manufactured Housing Institute.”

With that battle plan for this report and analysis, let’s proceed.
Part I
Per Thorton via USA Today:
California will vote in 2024 for allowing statewide rent control after supporters gathered 800,000 signatures. Current CA state rent law doesn’t allow it on buildings built since 1995, which the proposal would allow.
In Seattle, Census data shows rents rose over 90% between 2010 and 2020, but their city council voted against rent control annual increase caps after landlords said it would hurt them financially.
Two landlord groups filed a petition asking the U.S. Supreme Court to overturn New York City’s rent stabilization law, which limits rent increases for more than one million units there. Said Thorton: “If New York’s law — one of the oldest in the country — is ruled unconstitutional, other rent control ordinances across the country will become vulnerable.”
Thorton’s USA Today article made the following points, each of which are quoted remarks from her report.
- Oregon: In 2019, Oregon became the first state to enact statewide rent control. The law restricts rent increases to 7% plus inflation. In recent years, that’s meant landlords are allowed to hike rent by up to 14%, Oregon Public Broadcasting reported.
- New Jersey: New Jersey has historically had some of the strongest statewide tenant protections in the country, in addition to local rent control ordinances. And “there are concerted efforts from landlord groups to chip away at them,” said Renée Steinhagen, director of New Jersey Appleseed, a public interest law center.
- Minneapolis: In June, the Minneapolis City Council voted not to put a 3% rent increase cap on the ballot in the fall, after advocates in 2021 decided to allow the council to regulate rent policies.
- Colorado: In April, state lawmakers failed to pass a bill that would have allowed cities to place some limits on rent increases. The bill would have allowed rents to rise higher than inflation, Colorado Public Radio news reported.
- Many property owners, including apartment associations, have argued the measures will disincentivize developers from building new apartments and hurt the balance sheets of smaller landlords.
- Affordable housing experts point to the fact that existing and proposed rent control measures still allow landlords to raise rent, they just place much-needed restrictions on the amount landlords can raise it by in a certain timeframe.
- “Rent control is a negotiation about exactly how much we are willing to accept landlords’ desire for endless profit at the expense of tenants,” said Alex Ferrer, a housing researcher with the Luskin Institute on Inequality and Democracy at the University of California, Los Angeles.
- In recent years, places that have weak rent stabilization measures, including Phoenix, Nashville, and Las Vegas, saw rents rise by more than 20% on average.
- Rising rents, displacement and formal evictions all contribute to the nation’s homelessness epidemic, housing advocates say. Nearly one-third of the U.S. homeless population lives in California, which has the greatest number of rent-burdened households, according to Blasi.
- “It is so much easier to keep someone housed, and cheaper to keep them housed, than it is to deal with the situation after they lose their housing,” Blasi said.
Part II – Additional Information with More MHProNews Analysis and Commentary
It apparently doesn’t merit Thorton’s or her USA Today’s editor(s) to quote someone that says that rent control may seem to be an appealing or necessary short-term fix, but that rent control ultimately doesn’t cure the underlying problem.
Nor is it just ‘more housing’ that is needed, as some anti-rent control people may argue. Rather, it is more affordable housing that is needed. And that affordable housing is needed rapidly and near where employees and business owners have their jobs and attention-demanding investments.
Rent control has been an issue for decades, as Thorton’s own report revealed. According to the Urban Institute: “The first local rent-control laws in the US were adopted in the 1920s, and they gained prominence over the next few decades.”

Those in or out of a manufactured home that feel the financial pressures that lead them to call for rent control are not normally assuaged by the arguments that rent control doesn’t help. When the rents are ‘too d-amn high’ the main thing on those minds is what can be done to keep them from becoming homeless. So, as MHProNews reported just days ago, there is increasing efforts to get a kind of ‘back door’ rent control through the Government Sponsored Enterprises (GSEs – Enterprises) of Fannie Mae and Freddie Mac.
So, while MHI has joined that anti-rent control coalition, where is MHI’s success in getting those same groups to support the full and proper implementation of manufactured housing enhanced preemption which was part of the Manufactured Housing Improvement Act of 2000 (MHIA)? When MHI’s supposed goals are held up next to their housing coalition efforts, what becomes apparent is that MHI gives support to housing rivals. But there seems to be an absence of reverse support from those other housing coalition members that MHI touts to back to the manufactured housing industry’s specific needs. More on that shortly and how manufactured housing can be part of the solution instead of part of the problem.
What Manufactured Housing Can’t Fix – a Primer on ‘Inflation,’ Fiat Currency and TANSTAAFL
What manufactured housing can’t ‘fix’ is the underlying cause of inflation. MHProNews has been reporting for over 2 years that “Bidenomics” era inflation was coming and when that inflation began to manifest its ugly effects. The story of debasing currency is nearly as old as civilization itself. A combination of factors is at play, including ‘free’ money from the government and a debasement of the fiat U.S. currency. As Communist China, Russia, and other nations have been chipping away at the international monetary system which was long underpinned by the U.S. dollar during Biden’s White House residency, a series of ‘perfect storms’ are hitting everyday Americans. As Larry Fink aptly called it, this is part of a “polycrisis.”
Part of that polycrisis is possible because of a widespread ignorance of the economic system. What used to be part of basic civics classes in the U.S. for middle school/junior high-level students is either no longer being properly taught, or is no longer being properly grasped, take your pick. An occasional unscientific but insightful test performed by this writer is this. Try the following. Ask any store clerk in any store the following question. What is TANSTAAFL? If you find one that knows the correct answer, feel free to give them a high five or whatever praise you deem appropriate.
Perhaps as rare are those who grasp that a fiat currency is part of the problem too. That slow-roll of the American people has been underway for over a century. Investopedia explains a fiat currency in this fashion. “Fiat money is a government-issued currency that is not backed by a physical commodity, such as gold or silver, but rather by the government that issued it.”
Investopedia aptly continues as follows.
Most modern paper currencies are fiat currencies, including the U.S. dollar, the euro, and other major global currencies.

Understanding Fiat Money
The term “fiat” is a Latin word that is often translated as “it shall be” or “let it be done.” Thus fiat currencies only have value because the government maintains that value; there is no utility to fiat money in itself.
Before fiat currency came about, governments would mint coins out of a valuable physical commodity, such as gold or silver, or print paper money that could be redeemed for a set amount of a physical commodity. Fiat, however, is inconvertible and cannot be redeemed simply because there is no underlying commodity backing it.”

History reminds us that debasing a currency can occur with precious metals too, but it is trickier and more subtle. As Investopedia noted: “Roman emperor Nero began debasing Roman currency around 60 AD by reducing its silver content from 100% to 90%. Over the next 150 years, the silver content was reduced to 50%. By 265 AD, the silver content was down to 5%.” A currency is the most useful for the masses when it is ‘honest money.’ When debased currency is used, those who issue it may benefit initially before its debased nature is grasped by the market, and prices ‘go up’ accordingly.
Much of what millions think of as ‘money’ in modern America (and in other countries around the world) is an illusion, because it is fiat money. There is no intrinsic value to the paper beyond the peoples’ willingness to accept it as a unit of exchange in transactions of whatever kind. Politicians may grasp these truths, and then take advantage of the widespread ignorance on the part of much if not most of the population. Nor is that hypothetical. As MHProNews reported at the time, then House Majority Whip James Clyburn (SC-D) said that his party understood that they were ‘causing’ inflation, but they justified it as being better for the people. Seriously? Yes, they were serious as the video and Clyburn’s explanation shown below reveals.
The ‘convenience’ of paper and digital currencies thus have their own unique risks. It is worth noting that one of the most popular (most read) recent reports on MHProNews is the one linked below. The report below goes into detail to reveal the facts and risks involved in the push for CBDCs.
What Manufactured Housing Can Improve and Thus Benefit from While Serving Others
The now late community leader Robert “Bob” Van Cleef who said rent control should be temporary as a transitionary tool until a robust implementation of the MHIA of 2000 and existing laws such as DTS for more affordable financing kick in. It seems that Van Cleef understood the “insanity” of to MHI’s leadership, which they either don’t get or don’t sincerely mean. Compare and contrast what Van Cleef said and what MHI’s CEO Lesli Gooch has argued.
The obvious solution for MHI should include the type of pivot that occurred in the later part of the 1990s, when MHI’s corporate leaders put fresh thinking in place and embraced MHARR in the effort that rapidly enacted the MHIA in the first place. The fact that such hasn’t occurred in recent years should speak volumes to those who understand the realities vs. the fantasy yarn that MHI and their surrogates’ spin.

Manipulation of others dates back to the Garden of Eden, when the devilish serpent known as Satan paltered in order to trick Adam and Eve into thinking that they could be ‘like God’ by eating a piece of forbidden fruit. What Satan didn’t explain to Adam and Eve is that God had already made humans ‘in the divine image.’ Humans were already ‘like God’ in numerous ways, even though they could never BE God. “So God created mankind in his own image, in the image of God he created them; male and female he created them.” (Genesis 1:17 NIV per Bible Hub).
Much of what has gone wrong in our country, or others, is caused by ignorance of important facts.
Reality can only be denied to a certain point, before the effects of reality come crashing down.
Rent control is being called for due to a range of factors, including, but not limited to, people pushing back against the effects of the policies decisions by the Federal Reserve System and spending of borrowed dollars during Biden’s term in the White House. That said, in fairness, the ‘value’ of our currency has constantly been debased, and this has been incrementally done during key Democratic (e.g.: Woodrow Wilson) and Republican (e.g.: Richard Nixon) administrations. Republicans may appear to be better in certain ways at certain times (for example, freeing the slaves and ending chattel slavery, giving women the right to vote, etc.), and something similar might be said about specific Democrats at certain times (e.g.: Andrew Jackson and the battle over the banking system during his presidency). Platforms and policies matter. Which is why the stances of candidates on these issues during the primary season are so important.
Glenn Greenwald made a useful point recently, which is why MHProNews featured his thoughts below. While his phrasing is arguably imperfect, the underlying notion is useful and instructive.

There is an awakening of sorts underway. That awakening is still imperfect. So long as people fail to cling to traditional truths, they will be subject to manipulation by those who may not geographically live ‘north of Richmond (i.e.: Washington, D.C.), but who nevertheless exert significant control over those politicos and bureaucrats.
The founders of the U.S.A. risked their lives and fortunes to gain liberation from the English and crown monopolists. They established a system of checks and balances to limit government, because they knew just how corrupt government tended to become. The reactions against Joe Biden’s appearance in Hawaii speak volumes as to the apparently insincere use of helicopter money while tens of billions of dollars has been spent on a war in Ukraine that could have been avoided in the first place of Biden and others have acted to stop Putin’s invasion before it started. But part of the game being played by “rich men” connected to those politicos and bureaucrats “north of Richmond” is causing a crisis in order to profit from that crisis.
