As the median sales price for a house in the U.S. rose to a record $442,525, the share of U.S. homes worth $1 million or more has hit an all-time high, according to the right-leaning Wall Street Journal. The upward push of housing values in the conventional housing market, should be a cause for ever higher manufactured home production. While production is up over 2023, that was yet another depressed year for the industry. Part I will feature insights on the conventional housing inventory and pricing market. Share of million-dollar homes reaches record high as lack of inventory continues to drive prices skywards

The share of U.S. homes worth $1 million or more has hit an all-time high as a shortage of housing inventory continues to drive prices upwards, the Wall Street Journal reported.
Roughly 8.5% of U.S. homes are now worth $1 million or more, up from 7.6% a year ago and 4% prior to the COVID-19 pandemic, an analysis from real estate brokerage Redfin provided to the WSJ found. Median U.S. home sale price rose to a record $442,525 in June, while the median price for luxury homes — defined as the top 5% of listings — reached a record $1.18 million in the second quarter, according to Redfin.
Home prices have skyrocketed as many Americans are unwilling to list their homes and give up the ultra-low mortgage rates they secured prior to the Federal Reserve’s 2022-2023 interest rate hikes, in turn constraining housing inventory. The U.S. had a shortage of 4 to 7 million homes as of November 2023, according to an estimate from The Pew Charitable Trusts.
The average 30-year fixed-rate mortgage sat at 6.49% Thursday, well above when President Joe Biden took office and the rate was under 3%, according to the Federal Reserve Bank of St. Louis.

Economists are skeptical the surge in home prices will end anytime soon, with a June report from Bank of America (BofA) predicting home prices will rise a total of 4.5% throughout the course of 2024 and another 5.0% throughout 2025.
“We think it could take 6 to 8 years for the lock-in effect (dearth of transactions in existing homes) to go away,” the BofA analysts wrote. “The wide gap between current mortgage rates and effective mortgage rates means most homeowners are unwilling to move unless forced.”
Housing costs surged 5.1% year-over-year in July, accounting for nearly 90% of total inflation for the month.
Presumptive Democratic presidential nominee Kamala Harris is expected to speak on the housing shortage during the Friday roll-out of her economic plan. She intends to call for the construction of 3 million housing units and the enactment of tax incentives for builders who sell their properties to first-time homebuyers, according to Reuters. ##

Don Lemon is not a Trump fan. On his X (formerly Twitter) feed is a post from the Democratic National Convention that praises that party and disses Trump. One of the pull quotes by Lemon says of Kamala Harris: “The Future President of the United States of America!” But when Lemon did some ‘man’ (err, woman) on the street interviews, here is what he found.

That above and what follows below are hardly scientific. Perhaps Lemon selectively edited it this way, but some of the blacks below did slam Trump. Lemon is obviously pro-Harris and anti-Trump. The polling still suggests that most blacks still support the Democratic candidate. But it polling also indicates a shift of significant numbers of blacks to Trump. The number of videos and podcasts like the above is blossoming. Even while the Democratic convention is still on, the betting odds at Real Clear Politics (RCP) have shifted back towards Trump. The battlegrounds have still tended to favor Trump, even during the recent ‘sugar high’ for Kamala Harris and her VP choice,

To the point made by one black man about former President Barack Obama (D), even while he was still in office, there were some in Chicagoland that on progressive talk radio were dissing Obama by calling him Barack O’Bush. The former president and his wife Michelle were enriched by the donor class after he left office. Even if what took place was ‘legal,’ there are reasons to think that it is nevertheless soft-corruption.

Note that among the CNN Business headlines (see part IV below) is that Kamala Harris is ‘winning over’ Wall Street. MHProNews effectively reported on that weeks ago.
4) Harris’ housing plan is arguably problematic, if not harmful, to the interests of the manufactured housing industry. But perhaps more importantly, it is harmful to the interests of tens of millions of American consumers. It is harmful to the interests of housing affordability. The math is clear, without millions of more manufactured homes, the affordable housing crisis can’t be solved. In Harris’ defense, it may be less leftist than Rep. Ilhan Omar’s plan. The Harris Walz campaign can use that notion if they so desire. See those deeper dives linked below.
5) It would be fair to say that during deposed President Donald J. Trump’s (R) administration that enhanced preemption wasn’t enforced and that the Duty to Serve (DTS) manufactured housing wasn’t properly enforced either. However, it would also be fair to say that in the waning days of deep state resisted, embattled and COVID19 pressed Trump Administration that a contact at the Trump White House told MHARR and MHProNews that the team Trump was aware of federal preemption and was looking at how that could be handled. It is also fair to say that the Trump Administration’s antitrust division, per informed sources deemed reliable, held a meeting to discuss antitrust efforts involving manufactured housing, specifically Clayton Homes. It is also fair to say that recent victory in the Google antitrust case would obviously not have occurred if the Trump-era antitrust division launching the case. There are reasons to believe that scores of MHI insider-leaders are quite aware of these issues and are slyly pro-Democrat, even if the MHI PAC routinely donates to Republicans and Democrats alike.
