In response to a reader’s question about siting manufactured homes (MH)on private property in specific east central Iowa locales, Tim Huey, Scott County Planning Director replies to qctimes that in rural areas, “We do not treat manufactured housing any differently than site-built homes. If a property retains a development right for a single-family home, it can be a manufactured home or a site-built home. It must meet the minimum size and dimensions required for any dwelling unit and it must be on a permanent foundation.”
He says single section homes do not meet the minimum width requirement for a dwelling unit, so they would have to be multi-section homes, MHProNews has learned. Noting some rural subdivisions may have private covenants that prohibit MH, it is up to the developer or homeowner’s association to enforce those restrictions, not the county.
Moreover, since farm houses are exempt from county zoning and building codes, a manufactured home that met the requirements for being a farm house could be a single or multi-section MH, and not be subject to building permit or zoning restrictions. ##
