While manufactured home sales are trending up, it must not be overlooked that this trend only shifted due to the post-COVID19 pandemic declaration. Prior to that upward shift, there was a 2 ½ year downturn in manufactured housing while conventional housing continued to rise. A possible cause of that manufactured housing downturn? It happens to coincide with the Manufactured Housing Institute (MHI) promotion of CrossModTM homes. Despite MHI’s claims that their focus group and other research indicated how affordable housing shoppers would seek out there Clayton Homes backed “new class of manufactured homes” called CrossMods, the dip in sales and production occurred instead. The facts by year are illustrated in the MHProNews graphic below, which can be expanded to a larger size in many browsers and devices. See those tips below the graphic.
More recently, MHI has ironically admitted in an email to their own members that they have provided the Department of Energy a plan that they claim would allow DOE to revive the energy rule that the Manufactured Housing Association for Regulatory Reform has vigorously opposed.
There are a few new manufactured home production centers which have been announced or opened. The report linked below sheds light on that most recent announcement and background to that process too.
What the recent statement by Realtor.com’s Chief Economist Danielle Hale has said about the broader housing market reveals how this blatant underperformance in manufactured housing has ripple effects beyond conventional housing and rental markets.
It would be saying too much to say that all other sources about manufactured housing industry news are wrong. It is more accurate to say that they are often a mix of accurate, inaccurate, or missed information and insights. That noted, MHProNews has led the charge to say that “The Party is Over.” We are not in a business-as-usual scenario in the U.S. in manufactured housing, nor arguably, in several other segments of the American economy.
There is a pressing need for more manufactured housing state associations to directly and/or obliquely to call into question what the Manufactured Housing Institute (MHI) stances has allowed.
MHARR, J.D. Harper, Bob Crawford and Dick Moore are among those who said years ago in their own distinctive fashion that the industry needs another trade group that represents the post-production sector. That case has been made that the need has never been more apparent.
