MHARR Summary and Analysis of the Above Data
According to the MHARR 7.6.2022 summary analysis of the facts above were their fact-based insights and tabulations as are shown below.
Manufactured Home Industry Production Grows in May 2022
Washington, D.C., July 5, 2022 – The Manufactured Housing Association for Regulatory Reform (MHARR) reports that according to official statistics compiled on behalf of the U.S. Department of Housing and Urban Development (HUD), HUD Code manufactured housing industry year-over-year production increased in May 2022. Just-released statistics indicate that HUD Code manufacturers produced 10,451 homes in May 2022, a 21.4% increase over the 8,606 new HUD Code homes produced during May 2021. Cumulative production for 2022 now totals 50,286 homes, a 13.4% increase over the 44,329 homes produced during the same period in 2021.
A further analysis of the official industry statistics shows that the top ten shipment states from the beginning of the industry production rebound in August 2011 through May 2022 — with cumulative, monthly, current year (2022) and prior year (2021) shipments per category as indicated — are:
The May 2022 data results in no changes to the cumulative top-ten shipment list.
The Manufactured Housing Association for Regulatory Reform is a Washington, D.C.-based national trade association representing the views and interests of independent producers of federally-regulated manufactured housing.
— 30 –
With interest rates rising, existing conventional housing sales are slowing, and inventory is growing, according to a recent report by the National Association of Realtors (NAR). National Association of Home Builders (NAHB) data is also found in the report below.
Texas is the number one state in the nation for manufactured home production and shipments. The Texas Manufactured Housing Association (TMHA) was recently cited by the Texas A&M Real Estate Research Center (TRERC), claiming that ‘traffic’ at manufactured home street retail centers has declined from earlier this year.
The 2nd report linked above includes some of the same data found above, but also examines the apparent explanation for the disconnect between TMHA/TRERC and MHARR/federal data.
The case can be made that manufactured home sales could or ought to be soaring to new record highs. But instead, only a modest but measurable recovery since the 21st century crash of manufactured housing is occurring. Freddie Mac, for instance, recently released a survey of potential homebuyers that overall were favorable to considering buying a manufactured home. The years of credible third-party evidence to support robust growth for manufactured housing exists. But to a large extent, it is obscured by bad news.
The various regulatory and media-driven headwinds that are reflected in the reports posted below are doubtlessly a factor in keeping manufactured home sales from reaching their potential.
But additional evidence raises the questions and concerns that forces inside of manufactured housing are limiting the industry’s potential, with the apparent motivation of being to foster a status quo that benefits self-proclaimed consolidators. This is not a matter of mere speculation. Why? Because several of numerous publicly traded firms – routinely MHI members – have made these statements themselves in public statements and investor pitches.
Years of initially controversial research, reports, and analysis published by MHProNews/MHLivingNews have stood the test of time. Items we dared published x months or years ago are increasingly accepted by industry professionals as the best evidence of manufactured housing’s reality, and some on once controversial topics – such as Bill Gates, Warren Buffett’s longtime ally – have gone increasingly mainstream. As a look back over a few years of publishing, compared to more recent reports, will reveal that the information routinely supports one another. Compare that to media sources who made assertions that later had to be retracted or corrected, sometimes within days of first being published, because time revealed that their initial or previous claims were not accurate. Thus, it is no surprise that MHProNews audience has been remarkable stable and has demonstrably grown in engagement in 2022. By comparison, many in mainstream media have lost audience since January 2021, per third-party analysis.
The secret sauce behind the MHProNews/MHLivingNews track record? It is simple. It’s the basics of traditional journalistic and investigative research and reporting. We look for facts. Then MHProNews routinely double check claims. Is there supporting evidence or statements? We follow the money trail and ask – cui bono? Who benefits? We report and provide analysis and commentary without favor towards the powerful. We label our commentary and insights, but we provide facts and evidence that anyone can discern for themselves.
The result has been, per sources deemed reliable, that ‘fans’ as well as ‘foes’ of our reports closely follow our publication.
- Federal, state, and even some local officials follow our reporting. Attorneys are among the regular readers here.
- Thousands of manufactured housing professionals across the spectrum logon daily.
- There is every reason to believe that MHProNews has more engagement in a day than perhaps three or four MHI friendly outlets get on their so-called ‘news blogs’ and publications.
Manufactured housing data has trended up since early in the declared pandemic. It is higher at this point than in roughly 14 years. But it is still only about a 1/3rd of what manufactured housing produced in 1998, the industry’s last highwater mark.
Stating the obvious again, manufactured housing should be soaring. That has been true for the bulk of the 21st century. The fact that manufactured housing has been at low ebb for most of the 21st century, despite favorable federal legislation, is to some degree attributable to apparent failures or missteps by some of the industry’s key players. Given their savvy, experience, and education the reasonable conclusion is that the powers that be in manufactured housing want the status quo, regardless of what words come out of their mouths or messaging. Why? Because they apparently want to consolidate the ‘highly fragmented’ manufactured home industry. That thesis holds water based on evidence, known facts, trends, and logic. See the linked reports further below for additional evidence.
