NapaValleyRegister informs MHProNews John Tuteur, assessor in Calistoga, Calif. clarifies the difference in how owners of manufactured homes pay taxes. Homes that were installed before June 30, 1980 are dunned $16 per year for an in-lieu property tax, much like an automobile registration. Approximately 405 of the 523 factory-built homes in the three Calistoga communities qualify for this category, which raises $6,480 in taxes. The 118 owners of manufactured homes installed after June 30, 1980 pay an average of $689 in property taxes, much like a conventional home, which raises $81,382 in taxes. In addition, the owners of the MHCs pay a total property tax of $183,290.
