Chalk up another accomplishment for modular housing. An upscale housing development is being constructed in Ithaca, New York, consisting of three different styles which have exteriors reminiscent of the homes our grandparents lived in.
When completed, this will be an environmentally sustainable neighborhood of 29 historically inspired homes located within walking distance to Cornell University and close to downtown Ithaca. The location was chosen to provide new homes in the central part of town, not in the suburbs. This area is just a short distance to work, culture, shopping, and recreation.
Although these homes are called the BelleSherman “Cottages,” they’re not small. There are three types of homes from which to choose:
- two-story townhouses priced in the mid-$200s, with two bedrooms, 2-1/2 baths, and1300 to 1500 sq. ft.;
- two-story farmhouse models priced at $329,900, with three bedrooms, 2-1/2 baths, and 1835 sq. ft.; and
- bungalows also priced at $329,900 with three bedrooms, 2-1/2 baths, and 1740 sq. ft.
According to the Ithaca Voice, the modular sections are built by Simplex Homes in Scranton, Pennsylvania. They’re then transported to Ithaca for installation.
Once the concrete block foundation has been assembled, the four modular sections are placed by cranes. The adjoining walls and ceiling are secured with steel plates.
Interior work goes on while siding, porches, and other features are built onto the assembled house. This allows for a faster construction process and reduces finishing costs.
This is somewhat reminiscent of the CityScapes at the Mills of Carthage. By blending into the neighborhood with their designs, this sort of quality development could fuel the changing perception of factory home building, which has been treated like a step-child of housing for far too long. ##
