A proposed zoning change by the North Myrtle Beach Planning Commission to a .61 acre parcel of land in South Carolina to correct an original error in a zoning map has raised concerns by neighbors that a manufactured home may be sited on part of it.
Part of the parcel is zoned HC, highway commercial while the remainder is zoned R3, manufactured home residential. The current property owner has requested the zoning board of appeals allow construction of a single-family home on the property. If that request is granted, the owner would have to maintain a 10,000-foot lot and build a retaining wall, according to nmbtimes.
As MHProNews understands, if the land is rezoned R3, the owner will have a 5,000-foot lot and could subdivide the property into two lots. Neighbors are concerned that an R3 zoning would bring in manufactured homes. Randy West, who lives across the street from the property, and whose home is zoned R1, a more restrictive residential zoning, said, “I’m all for progress,” but “We don’t need any more hits to our property values.”
After Commissioner Rob Kayton suggested the developer talk to the neighbors and discuss the plans, city attorney Chris Noury responded that even if the developer denies any intention of siting manufactured homes, the current owner or a future owner down the line could change their minds at any time. “What is allowed in an R-3 zone is allowed,” he said.
The commission has an advisory role only, and after unanimously voting to send the zone change to the city council for approval, suggested Mr. West attend the next city council meeting set for Aug 17. ##
